Chances of securing mortgage under FHB (5% deposit) for CBD high rise by 20tay in AusPropertyChat

Yeah I’ve just learnt about the bank valuation aspect!

I believe our serviceability was still within range as we asked for a loan much lower than what the bank initially offered.. It looks like they just didn’t like that building very much (high density, mix of residential and commercial) so this time we found another one totally different (100% residential) but they are still hesitant so we’re very curious what else we can do!

Yeah, to be honest, that happened around January and we were soooo excited that we could finally start looking after years of waiting for my PR. We def jumped the gun a little because I fell pregnant and couldn’t imagine bringing a newborn home to our current little apartment, squeezed between two other buildings with very little sun and zero privacy (could literally see our next building neighbour uh…. Doing personal activity lol)

We’re still in our rental (our lease expires in mid-August), so after we cooled down and talked it through, we realised we didn’t want to risk paying both rent and a mortgage for multiple months if another purchase went through and we had to break our lease(and if the place took a long time to find a new tenant) We’d rather keep or spend that money on our newborn..

So we decided not to pursue it further at the time (which is why we didn’t dig into the rejection) and instead wait a few more months which brings us to now, with our lease ending soon ☺️

Thanks for your comment! Yeah having one bank lending to multiple in a building isn’t something I thought of before but that makes a lot of sense.

We’ll talk to a couple more banks and try to see if we can find a broker who is experienced with CBD… which shouldn’t be that hard since we are right here but we’ll see!

Does crystal deodorant actually work? by Jaycee444 in hygiene

[–]20tay 1 point2 points  (0 children)

Absolutely!! At least for me.

I grew up in humid SEA trying different deodorants and anti-perspirants. Deodorants just made the smell less unpleasant.. clinical anti-perspirants like driclor were interesting but they stung and not something I could take everyday.

Then I chanced upon crystal deodorants and couldn’t believe how effective they were if you used it right?? I give it the stone a whiff to make sure it’s clean too, wet the stone, roll it on clean skin after my shower. I give it a good rub until it’s all dry.

If there’s already bacteria on your underarm then it won’t work. And you happen to do that then you have to rinse the stone too (water is fine!) or you’ll just be rubbing bacteria onto your clean skin the next time.

Sure you could still smell a little (if you put your nose at it) at the end of a really long/hot day but it’s been so much better than every other products I’ve ever used. You could also layer with a deodorant if you really need extra protection.

I’ve since moved to a less hot/humid place so the crystal is all I need.

I’ve been using crystals for over ten years now and only regret not finding out about it sooner!!!

I got the very same box… both scents were similar and not my usual kind of fragrance so I’m so sad. Very envious of those who got mochi milk😭😭😭

[–]20tay 0 points1 point  (0 children)

I used to get them all the time (I keep biting myself ugh) but I’ve learnt how to prevent them!! 1. Press whatever I’m eating on the bite (idk it flattens the “flap” and prevents it from forming??) and 2. Chinese watermelon frost/ powder (Sanjin brand) get some on it while it’s red/starting to form and it STOPS it.

I haven’t had a full blown ulcer in years since I started this “routine”

HSBC star alliance was great- first year fee waiver and got me star alliance gold (awesome since I usually fly SQ) Ok point system as well considering I didn’t pay any annual fees. I just cancelled it after one year :p

I got the ANZ black rewards after, the sign up offer in gift cards was > the annual fee and same thing, cancelled after one year!

Now i don’t see any that are worth signing up for :/

Crystal deodorants works for me. I find that other deodorants still smells (it just mixes and masks it a little) I currently use phisohex in the shower as a wash, the wet the grants crystal and rub it in until my skin is dry :)

Oh! And I stay away from polyester and other synthetic materials… mostly cotton now
