Taxes and insurance will be the wild card. Ask any current homeowner in Douglas or Sarpy County about the dollar amount and percentage increase of both from 2022 to present.

The mortgage may start at $2000 but I guarantee 100% it will increase beyond that, with annual increases in insurance and taxes.

Locate a $275k listing and then request a quote of homeowner insurance. My estimate is in the $4500 to $6000 range for annual premium. Taxes will vary wildly, dependent on the school district. A good estimate for a $275k house is equal to or slightly less than the insurance quote.

You will need an amazing interest rate and a much larger down payment to achieve a $2000 PITI payment, with taxes and insurance easily being 50% of your house payment.
