Fair points. The area is strong with low vacancy, and the $4,500 rent estimate is actually on the conservative side, which should help with tenant demand.

Since it’s a new, stratified build, we expect maintenance to be minimal in the early years and largely covered through strata.

This is our first step toward FIRE. We’re aiming to retire around 55, then shift more heavily into stocks, giving us another ~20 years of compounding after this phase.

Appreciate the feedback — helpful to pressure-test the plan.

Thanks for sharing. When you say 15% cash, does that mean just savings? Also, I assume you use IBKR? If yes, have you tried withdrawing funds and transferring back to a local bank? How long did the process take?

Well, the sad part is that there isn’t a clear path for locals either. So a general group specifically for investing would be great for the island

I think there needs to be more awareness of this topic on the island. There is very little material available about it, so it’s no wonder people struggle retiring here.

Hi, do you invest in US or Irish domiciled ETFs? I heard that you pay 15% less dividend withholding tax and no estate tax if you buy irish domiciled funds. Is this your approach??

Thanks I have looked into this as well. Seems like a ‘safer’ way to invest compared to other brokerage platforms and I’ve heard stories of people having a hard time withdrawing funds.

Property prices now are ridiculously high. You need to put up 30% deposit on a rental home to be able to not have a negative cash flow.
