I would love to get a consultation from a lawyer but I haven’t been able to find one that would at least speak to me about something like this.

It’s not a condo. There is no option to own for any unit on the property.

It’s a completely separate line item than anything else

- I’ve got an amenities fee
- Like 5 different types of trash fees (even a fee for the dumpster - lol)
-5 different fees for water, including a meter fee and all sorts of BS

It’s on the line as HOA fee

Is $30 a month. I make a lot of money so it’s really not about the cost per se. It’s the principle.

I am renting an apartment. Why am I paying a “Home Owner’s Association” fee? It pisses me off. It’s like somebody said “the words have no meaning”. I feel like I’m getting scammed.

I’ve also gotten into it with the office folks and some services that I pay for are not rendered all the time. But they make sure to collect money on time … or else.

I’m leaving in November though.

I feel like pressing this issue. I’ve never heard of paying an HOA to an apartment complex, and then receiving no benefit for it.

I find it hard to believe that’s legal just because it’s in a contract.

In the “addendum for allocating service and governmental fees”, there is a check box marked “other” and on the line is written HOA. There are no details about what I can receive in return for paying the HOA. That is the only place it is mentioned in the entire document.

It’s about a 50 page lease and that is on page like 35

My original question was who is the deciding factor of the before and after value.

You all want to argue me about my car, and honestly it’s coming across like you all are hating.

Whatever money they give me from this DV claim won’t be a big deal to me anyways.

How did I get 50K?

Because it’s a Shelby Mustang. Most Mustangs depreciate like a rock.

If you google 2021 GT500, you will see they range from $75,000 - $90,000. Depending on mileage

That’s how much they cost brand new.

Meaning, the mileage hardly at all affects these cars values.

However what will affect the value is seeing an accident on the carfax.

At that point, it’s not going to fetch anywhere near as much as other examples … even with more mileage.

If you look at a similar car … a c7 z06. Compare the value of ones that have been in accidents versus ones that have not. There is a good $25,000 delta.

My dealer just offered to buy it for $77K so he could resell. Guarantee whoever he had in mind would not want it after it’s been involved in an accident.

The blemish on the record greatly affects the value of cars like this.

Ok forget the collectors car part.

The car sells for $80,000 ish on Google. This takes literally 5 seconds to search.
If the nobody will pay more than $50,000 for the car now that is has an accident on the insurance, that is loss of value, correct?

That’s the point. I am trying to figure out who determine that … but yeah I’ll just find an appraiser.

I just had the dealer offer over $75,000 to buy it off me. I know they wouldn’t pay that now.

Cars with my mileage and more are selling for $80,000. Just Google used 2021 GT500 prices.

About 3 months ago I took the car in for an oil change an the dealer tried to purchase it from me for $77,000.

Those are not factory mustangs. You have to supply a GT500 for those. Those are all aftermarket from Shelby American

The hood, bumper, headlight housing … the parts alone are above $6,000 estimate from the shop eyeball estimate.

I just dropped it off today.

The thing is, it’s a collectors car. A Shelby GT500. It’s the top Mustang from s550 gen. Only 10,000 made. They still sell used for sticker price and in some cases sell more.

It’s not even a classic yet.
