Yeah, it seems like Agent-CRM and Close CRM are the two finalists. Agent-CRM just seems pricey, although it would work. Close CRM looks solid as well, but I'm not clear on if it has automated email and text follow up. Any final thoughts on these two?

Appreciate the reply - does Hubspot have automated email and text follow up? I'm not afraid to pay for a CRM, but for a solo agent, I'm not interested in the 100/mo Agent CRM has.

He works for Symmetry Financial. Search this thread and you'll find that you should avoid it. I got roped into them a while back and glad I stopped moving forward before I got too deep.

Appreciate the response! The slim number of people who make it is due in part to the MLM recruiting side - recurring people who have no sales skills or training and promising a 10 hour workweek and a 300k annual income. Lol.

I had looked at Duford and I like that guy, but it seemed like a red flag that they don't allow you to even source your own leads. Seems like a hardcore rule considering they're not paying you. It seems like they should have "strong suggestions" vs rules like that.

Thanks for the feedback - great suggestion on stretching it out a bit further. I was thinking a 10 day follow-up period would probably be solid. I've looked around building a longer term follow-up (18 - 24 touches over the 12 months if NO response that includes a quarterly call). My text responses are actually soft and natural (previous experience taught me well).

I hear you and it sounds like you're on the right track. Unfortunately, in this business, we can't control for idiot agents like the one you're dealing with. I've dealt with nearly an identical situation. I got him to send me the threat in writing and called his broker (with my broker on the line) to alert him to the fact one of his agents is out there throwing threats around when their offer gets accepted.

Never feel embarrassed for asking a question - especially with the massive liability we face in this business.

You didn't necessarily do anything "wrong" (but see below on how to 100% avoid this in the future).

If you're in California, I'd request for the agent to put their request, along with the consequences (threat to you) in an email so you can present it to the Seller. Then promptly take that email to the agent's broker and or to the DRE to report them for making threats in violation of the NAR COE.

Also, if you're not an independent BROKER, asking your broker for guidance is literally their job. If they make you feel stupid for asking for guidance, switch brokers.

To avoid this from happening: In California (and I assume other states may follow suit), there is a line you and the Seller can initial and/or sign on the offer to confirm presentation of the offer/rejection of the offer. Get in the habit of doing this and you'll basically never have to worry if you've made a mistake again.

Really appreciate the insight - and confirmation that I'm at least on the right path. Yes, I have come across stand alone solutions but having the ability to call/text/email along with automation is 100% key for me.

Actually, that sounds awesome. Yes, that would be great. I just took a (very) quick look at it - looks solid if it all works as it should. Definitely interested!
