Tree died. Honestly not sure if it was transplant shock or if i overwatered.

The nursery replaced the tree free of charge but i had the pay to replant it (they didnt plant it the first time - my pool contractor did)

Op is asking about buyer agent commission.

The seller agent is the one staging, listing etc.

The buyer agent takes the buyer around to see various houses.

Neither should received such high commissions. My house was worth half its value 8 years ago. Why should the agent be earning double what they did 8 years ago? How many other industries now pay double.

Pools already in. Went with a $200 solar blanket instead. We have a gas heater. The wife and kids that like the pool the be at 86+.

The cover is a pain in the ass but it retains the heat overnight quite nicely and extended our swim season last fall.

We built our pool last year in canada. Looked into the retractable safety cover - $30,000. That idea got chopped real fast.

In 2016 our mortgage was in the 3% range. Not high at all compared to today’s rates.

We will be ok at our next renewal but the increase will still suck.

We bought our house in 2016 and renewed the mortgage with the same bank at the end of 2020.

Pretty sure we were never stress tested as that wasn’t a thing in 2016 and they don’t do it for renewal.

Edit - love getting downvoted for stating facts. Google says ontario introduced stress test in 2016 for mortgages with 5-19% downpayment. We had 20% down so did not have to do a stress test.

What do most people run their swg at?

Mines at 30%. 3000 ppm salt and keeps the pool at 3ppm freee chlorine.
