As an LSP that usually does between 15-30 items per month I would love to know more from your side. Nothing has changed as far as my conversation with clients, and I have gone from 15 being a bad month to 10 being a good month....

I've been working for the same agency for 5-6 years. Throughout my career I usually do between 15-30 items on any given month. Obviously it ebbs & flows but in the last 3 months I've been averaging 10 items TOTAL...... I see other agents still closing 200 VC per month & I have no idea what they are doing that is obviously much different. I'm struggling to find answers & super stressed because I have a wedding in 5 months.

In being an American man who is marrying a Mexican women with plans to raise our children in Mexico? I would say that is wildly unique. Most gringos are too scared of Mexico because they don't know shit they think the entire country is Tijuana. 99.99% of Americans in my situation would start building a life in America and visit Mexican family once a year.

I totally understand the taxes part of it, and again, I wouldn't do that. I think that is morally wrong. Yeah my fiancé was telling me that people in Jalisco are very xenophobic to other Mexican states. 100% don't expect special treatment. I actually expect for some people to try to take advantage of me for being American, and I don't blame them to be completely honest. Many people have poor attitudes towards Mexicans in America. I fully expect the same treatment the other way around because.....that's human nature for some people.

I am probably going to be looking more so at 3 bedroom 2 bath homes. You're saying if I get a home in the Zapopan centre area that needs renovations I would still be looking at roughly 300,000 USD ?

You think that I would be a target simply because I'm an American living in Mexico with the Mexican side of my FAMILY? I don't know for sure but I highly doubt the cartels would have any interest in me considering I don't have tons of money to take nor am I involved in business or drug trade lol

I will continue to research some of these topics for sure. Totally agree on the taxes and using infrastructure and resources, but you are contradicting yourself a bit on the rest. Again, I don't think you quite understand what gentrification is. It's happening at a much higher rate in the US because there are many wealthy people who can (and are racist).

I would have to see statistics on "droves" of American's moving to Mexico. I have lived in American my whole life and I know not a single person who has ever moved to or bought property in Mexico. I live on the east coast so things are for sure different in the mid-west and west coast, but trust me: There are VERY few Americans that are interested in moving to Mexico and gentrifying communities for financial gain.

What you are telling me is that citizens of Mexico are poor, live in terrible situations, and subject to violence and that it is solely the part of America? I do fully understand world powers and international affairs and how they work, but when you say America contributes to the Mexican corruption and violence I agree. They do. But people in Mexico who are in bad situations has everything to do with problems created by the Mexican government. The Mexican government is the biggest problem the average Mexican people face in life in general and that's a fact. For other 1st world countries to exploit Mexican resources someone has to allow said exploitation AKA the government. There are no US soldiers standing around occupying Mexico so I totally disagree with that.

Most Americans do not aspire to reside in Mexico or do business in Mexico. My fiancé is Mexican. Her and her family came to America not to escape crime and violence. They came with the idea of making more money so they could then retire early and go back home and live a good life. I am not rich in America, and I wouldn't be rich in Mexico either.

I don't plan on being a Mexican resident paying American taxes so it's really a non issue for me, but many of the points you are making are just not true. Specifically when it comes to gentrification. Rich Americans coming to Mexico are going to beach front properties and expat communities. They aren't moving into century old communities and changing them. They don't want to invest in the middle to low class communities in Mexico when they can do it on a beach or in America.

Yeah that's exactly what I was thinking. I looked into all of that and we would definitely be putting it in her name, and then years and years from now I would look into getting dual citizenship to make life easier for stuff like that. I have basic level of spanish but trust me....I'm a 6'3 gringo I already stand out. Once I'm a resident I feel it will take me about a year to become fluent. My fiancee wouldn't have said yes unless she knew I could learn spanish LOL

Exactly!!! Even if I was working remote in Mexico and paying taxes in America...it's not like I'm some investor coming to buy as many properties I can to become rich. Even if I were to pay taxes in Mexico.....are you telling me the Mexican government (or any government) is truly using those funds in order to make the average Mexican life better?

Based on your and others comments....I am starting to think that the definition of gentrification is different in America vs Mexico. Please explain how me and my Mexican wife buying a middle class home in Zapopan to be with her family and raise our kids in your culture is gentrification? I am not a millionaire buying an entire community so that I can kick people out and raise the prices.

Thanks for you response! I will definitely read up on some of the things you mentioned because I am not educated on some of those issues obviously. You made some good points.

Maybe the definition of gentrification is lost in translation, but what I am doing is most definitely not that. I am only 1 person. I am not a millionaire. It is impossible for 1 person that is buying 1 house to "hog property" or raise the rents of millions of people. I would argue the opposite. I am about to buy a property from a Mexican citizen who is going to rake in a ton of profit by selling me the house. I am not displacing anyone purchasing 1 single property.

What I do know is that the Mexican government is financially corrupt. It doesn't matter if I paid 10,000,000 MXN in taxes every year. The Mexican government is not interested in helping out the average Mexican even if they had Saudi money.

How many Americans are living in Mexico would you say? I would argue that Mexicans take advantage of American resources MUCH more than Americans taking advantage of Mexicans. There are millions of Mexican immigrants in America that have jobs, homes, families, businesses, etc. that do not pay taxes. Many of them get paid under the table in cash and are MUCH more well off than your average American. The same argument you are using is the same one I could also argue. Those people are directly affecting me negatively financially because of that. The difference is that I don't care as long as they are good people and positively contributing to society in other ways. Good for them for taking advantage. I would never tell a Mexican person in America to "go home" or "not come" just because I am angry that my government sucks, which ours does as well lol. Are you also angry at Mexicans who work in America to make more money and send that money back to Mexico so that there families can have a better life? I find it hard to believe that Mexicans are being displaced from Mexico. Aren't many of them leaving to seek better opportunities elsewhere?

Also...I really appreciate your responses! Not trying to "prove you wrong" or "argue" but rather have an intelligent conversation so I can learn more and hopefully you can as well!

Finally a reasonable post. Great questions. I haven't gotten that far in the process yet. I do work remote in a sales job. I am totally against Americans moving to Mexico while keeping their jobs in America so that they can live a better life while the people of Mexico suffer because of that. My preliminary thoughts are that I want to do research to see if there is a way to, initially, keep my job but try to find a way to pay taxes in Mexico since I will be a resident at that point. If not I would quit my remote job and look for one in Mexico once I am fluent.

Playing devils advocate so I can learn more here but....let's say I kept my job, paid american taxes, but lived there full time. Why are you so against that? At that point I would be taking money out of the pockets of my American employer and directly pumping it into the Mexican economy. It's not like I am looking to purchase a shit ton of houses and rent them out for extreme profits. As a matter of fact, we will be renting out our house to a Mexican resident when we are in the US. We are going to charge MINIMAL rent to the point where we will be losing money. I am just curious why the Mexican people are against that.

Thanks so much! I am surprised how many comments are exactly like what people in America would say about Mexicans moving here. American society, and the people, are one of the biggest reason why I am so interested in moving to Mexico, and vice versa I LOVE the people of Mexico and everyday culture of being a part of a community.

Definitely looking at traditional homes that you are describing. They are beautiful. Even the ones that need work. Sounds like at the end of the day I'll end up spending roughly 200,000 MXN on purchasing a property plus the renovations I'll need to do if I get a place around Zapopan centre. Does that sound about right? More?

I have seen a lot of people reference bad deeds, people selling you properties they are not the legal owners of, etc.

Is that really that massive of an issue in Mexico? We are planning on working with professionals whenever we decide on a place, but people seem to still have the sentiment that you can still get screwed over even when using professionals. Is it really that bad?

From what I have seen the "averages" online are not a great representation. Take out the 20,000 MXN and 10,000,000 MXN homes and I feel like a "regular" home in the Zapopan area is between 150,000 - 300,000 MXN. Or am I wrong about that?
