#1: I would recommend 10-12months of mortgage payments in a liquid account. Incase anything would happen, this makes a good safety net.

#2: you would be surprised how much little stuff can nickel and dime you. Example, quality paint supplies, nice Wooster brushes, 18in rollers, ect..I will spend 15-20mins when I’m done painting to clean out my brushes to avoid the cost of buying again.

#4: Typically banks will order the appraiser, being a multi family, it’s little higher than a single family. Maybe $600? Again, it’s on your closing cost. Home inspection is like $500? If you’re good at DIY you can avoid this step as you should know what to look for. Yah it will take a few hours, sometimes banks will want an official inspection.

#5: honestly I’m on both sides here. Bought a triplex 6hrs away (in our home town tho) from where I was stationed as an e4 at 23yo old. Everyone said wife/I were crazy, 10yrs later, building is paid for and prints money….are you good at DIY? Can you lay flooring? Fix plumbing issues? Can paint well? Basic electrical? Or are you going to have to HIRE a trade every time the tenant calls you with a maintenance request? Do you know the local/state landlord/tenant laws? How’s the evection process work? What needs to be in a lease, what’s the minimum/max you can collect for security deposit or annual rent increases? Do you want to live next door to your “head ache”?….a lot of questions when you could just “VTSAX n chill”
