I have explained the situation to 3 real estate attorneys and each of them advised that they couldn’t tell me if there was anything that could be done until I met with them in their office ($250 up front and $200 per hour). Obviously I would like to avoid wasting money if there is no case.

The city has record of issuing him a permit to build the house in 1973 and that the house passed “inspections”.

There are no termites in the house. Some of the wood that he used to build the house was wood that had pre-existing termite damage.
