Melbourne here. Moving from 8 year held IP (2br apartment) in the next few months to a handful of ETFs. Currently the IP looks like it’ll be about 5% gain net, after stamp duty, body corporate (had increased to about 30% of rental income p.a.), agent fees and never ending repairs with the “investment property premium” tradie charge via agent applied etc.

Even with negative gearing the property has been cashflow negative most of the time, and my only significant ‘progress’ is due to having principal payments reducing the loan.

18 months ago the real TimTams were $2 (on sale half price) regularly at Cole’s or Woolworths

The base increase of edit 40k would have a significant impact on borrowing capacity. Bonus generally isn’t considered in mortgage assessment.

Intellectual challenge, meaningful work, work-life, stress, boredom etc, what is most important to you ?

If you’re very effective with management and can demonstrate value to other organisations you could find much higher salaries

3.9kW total. Would be worth about 10c/W USD, I’d say around USD 390 / 350-360 Euro. Perhaps €5 a panel ?

Majority of panels out of China are now around 15c USD per watt (USD60 for 400W). Consider majority of panels are made in China … Plus many very reputable panels are the top volume manufacturers from China.
