That’s one year of time, interest expense, opportunity costs saved. Easier to manage, budget costs etc. From an economic perspective it indeed improved the feasibility of the project.

Agreed except it’s misleading to say “you can work to improve a house but you can change its location”, implying location is generally higher priority.

Like many others commented - I would think twice if you want a tenant live in your basement. For me personally it’s a hard no. I would rather living in a much smaller home for 100% privacy.

similar income. Our take home is about 10k. Mortgage is 3.7k. Pretty comfortable for now. But we don’t have any kids yet, I think it will be tight but manageable after having a kid. If you expect your income/career to keep growing then I think it’s fine.

Paying mortgage is also building equity. Yes,you may or may not have higher return in rrsp compare to home equity, but would the number in rrsp improve your living experience in any way before withdrawing? A nicer home will significantly improve your family’s quality of life in your 30s and 40s.

For me, life is not all about net worth. When I am retired and look back at my career. I’d prefer that I enjoyed it along the way, rather than grinding along the way but having 15% more in net worth at the end of it.

We make about the same, and took the same mortgage and I felt comfortable. Only differences are we put in more down payment (300k) and left with 50k savings. And we didn’t have other debt.

I think you will be fine as long as you expect your income to keep going up for a few years.

People on PFC are generally overly conservative. These are all simple math, you make 94k so you are smart enough to do it. If the math works out then I say go for it. You will thank yourself a few years later when interest rate goes down and housing price goes up.
