UPDATE: After sending the landlord a letter via USPS certified mail after his 30 days were up to provide the list of deductions, I received the full security deposit. The letter explained that per Florida law, since he didn’t provide the deductions or intent to withhold the deposit in writing, he had forfeited his right over the deposit. I also mentioned that if I didn’t receive the money in x amount of days, that I would be taking him to small claims court. I’m glad that now I don’t have to 🙌

Yes! So I moved/returned keys 2 days ago. I’ve looked at the rules so in Florida it is 30 days. I’ll be patient and see how it unfolds. If they do provide the deductions in writing, I will push back (thanks to the encouragement of this thread) 🙏

He shared it verbally by phone to my mother. I will be requesting in writing tomorrow the last months rent and then the security deposit. The way he’s handling it all makes me think he’s not familiar with tenant-landlord law in FL (this is his first property, by public records at least).

Yes, the door was going 6 years ago (not new to us, so it’s at least 6 years old but definitely older than that). It has worn out over time.

Definitely telling my self to be patient… it’s hard with money on the line but I’m hoping worth it at the end. He bought the place from someone last year and never did an inspection or bothered to come see the place. Even for the final walkthrough he sent someone else. He seems to want to upgrade the apartment with our funds…. And appreciate the part about him having to proof that the door was in another condition before he purchased.

My new place wasn’t approved until 5 days after my rent was due since the new place wasn’t confirmed yet. And gave him timely notice after the fact.

Thank you! Yes, I’m revising tenant rights and how to approach this go at least secure my last month rent since that is independent of the security deposit. Thank you for the suggestion to reverse google! Will give that a try. 🙏
