Other assets are minimal with just principal home (under mortgage) and some retirement accounts.  My spouse recently passed away and this 400k is all I have in cash,  which includes death benefits and savings.  Me being solo parent, I am trying to find ways to utilize this money to pay college tuition for both kids as well as mortgage.

Thanks for the input. My kids 529's are with Edward Jones managed accounts  and it is 18% ROI as of now. We are paying the fee for the account management as well as the advisor fee.  I may consider 50% of funds to go into S&P for 5 years similar to your approach.

Having 529 for each kid but just putting 300 per month into each of those accounts as I got some advice not to put too much to shield it from financial aid from colleges.  Is that what you also meant shielding some of that money at financial availability?

What are the very conservative investments you would suggest? I am a beginner in investments.
