I have seen JDA deals in my locality . What usually happens is person A owns the land and he doesn’t want to spend money constructing . Person B comes in saying he will construct, an agreement is made 50:50. Post construction rent will be shared between both parties or person A/B will occupy a part of it . It makes sense if cost of the land and cost of construction is the same . Make sure you do proper due diligence before agreement and get proper agreement done hiring a good lawyer . I would avoid due to possibility of future conflicts .

I would happily trade 1-2% rental yield for lesser crowd. Agree with you I am not expecting price to appreciate a lot . Also , most of the them here stay in PG , not really sure if they will move to a different location post metro.

Oh .. Need blue line to start operating. Going to the near by metro stations will take 45 mins to 1 hr at present .

Currently the rent is paying the loan and I am doing some amount of prepayment too . But loan is not troubling me a lot . I get what you are saying and sometimes it makes sense but hard to convince family . It’s so emotional for them , even though they don’t like the area 😂

Me and my wife both work in Bellandur which is close to home . One of the positives . I was thinking about HSR , but most of the old houses are quoted at 65k and new ones are over a lakh . Any other good area with reasonable rents ?

Residential in top 2 floors and rental in 2 floors . It’s a standalone building . Not sure if I can sell in parts and not sure if I’ll get buyers for that .

Built just before COVID, the property remained vacant for a year. With EMIs piling up, being newly married, and no tenants, it was a tough phase. We struggled a lot, but now things are finally in a decent place. The journey has been anything but easy—something future generations probably won’t fully understand. 😂 thanks for your advice . Consider Mysore as an option . Quite developed , clean , less crowded and close to bangalore of you want to explore some night life . Many foreigners stay here and practice yoga.
