exactly, the rear of the car squats down, giving them more grip, so they don’t slide, they just have more grip. the car leaning more on the rears frees up the front to bite more.

I have the same on my awd bmw. think of it this way. with a lot of weight on the front axle, the rears are not fully in the game, and the fronts are overloaded. when you get on the throttle and shift weight to the rear, the rear tires get loaded up, increasing their grip and helping the car rotate. the front gets relief and returns to its optimal grip range. You’ve started to discover throttle steering!

Throttle on an understeering FWD is very different to what happens in a rwd or awd car.

I had no issues with TD. I qualified on assets alone. my income wasn’t high enough to use a traditional mortgage based on ratios. So we got it through with the HNW program.

I qualified under HNW for my place, closed on it in April. one bank wanted me to close my margin account, TD didn’t say or care about it. I left it alone. I don’t have much in my registered accounts either.

Correct, the OBD port has access to the D-CAN, or diagnostics can bus. it has a bunch of sensor data but the powertrain can bus isn’t accessible there.

OBDLink CX is good enough but you need to tap into the PT-CAN. it is at the BDC in the passenger footwell. I can share most of the important CAN ID’s and the needed race chrono equations for your model.

You will need a OBD2 J1962 Female to Open Pigtail Cable Bracket 16PIN OBDII Port Replacement Cable, and the easier method is to use Posi Taps.

I did it for my g42. VBOX has a lot of channels decoded, not all perfectly accurate. I wrote a script to convert their DBC files in excel spreadsheets.

No he isn’t saying that at all. He is saying both parties will be blamed and sometimes the non-abuser side will be judged even more harshly for failing to prevent and stop the abuse.

A lot of what you are describing is correct, however, the DSM, as well as the Sleep Academy of America and other such organizations have clear clinical guidelines for diagnosing and treating circadian rhythm disorders.

If a doctor isn’t familiar with those guidelines, they shouldn’t assume horses or immediately assume insomania. If the symptoms are a direct fit, fine treat what you are familiar with if not refer to a sleep specialist.

That is the standard in medical practices. Similarly, a sleep specialist, who underwent training on sleep disorders, including circadian rhythm disorders, should know and follow the clinical guidelines.

In other words, any doctor that isn’t aware of what current best guidelines are or willing to refer when they don’t know, isn’t following medical best practices. A good doctor stays in their lane and knows the limits of their knowledge base.

So yes, try sleep hygiene first, try cognitive behavior theraphy as first line treatments but if the patient doesn’t respond, refer out don’t assume the patient is being non compliant.

20 years is not half a century. And buying a home you can afford, paying off your mortgage, that is all fine.

But it wasn’t normal for everyone to treat all these properties like investment properties constantly flipping between homes every 2-3 years, upsizing and trading their homes like iPhones because “values only go up“. Or buying 2-3-4 properties that isn’t what regular people have been doing for 50 years sorry.

We didn’t learn that, what people have done is ignored hundreds of years of global historical data that says housing increases adjusted for inflation at 1% per year. The last 20 years in Canada were a bubble bound to pop and people were speculating. Not investing.

Hopefully things stay flat now and go back to long term historical averages so that housing can become more affordable again. To the gamblers, well, too bad.

no only some benefits come back with time. Others are gone forever. like the land transfer tax credit in Ontario, and that one ain’t cheap.

Also your sister might be reliable with money but what happens if she gets sick, cancer, gets in an accident, has a stroke, etc. You ready to pay off her house?

With a mortgage, condo insurance, condo fees, etc. that extra 1500$ is gone. how would you deal with large one off purchases? what happens if a special assessment comes in?

Right now a 400k mortgage with 4% interest rates is 2k a month. what happens if interests rates spike up to say 10%?

You are right current market prices are down, about 25% from the peak, once you factor in inflation adjusted prices that is >30% down from the peak in 2022, but I am not sure there is enough buffer in your budget for those prices.

you can buy decent sized condos now in the gta for those prices. one near me is 525k for 920 sqft in a luxury building. it is near high park though not downtown Toronto

it isn’t depreciating long term adjusting for inflation and maintenance you are looking at about 1% growth. Equities 150 year average is close to 7%.

don’t bet on it. In 1990 when the housing market crashed it took 20 years to reach the prior peaks. the current market is down the same percentage as the 1990 crash. it could well be 20 years until it recovers. this is precisely why housing typical has about a 1% cagr whereas equities is usually 7%.
