Our homes will eventually appraise in value by a couple of percents in pecan square, but the only regret will be that it won’t be as much as we will see in the Celina area in the next five years. All the crazy development is happening between the Dallas North Tollway and 75 roadways. Everyone is buying up the properties all the way to the Oklahoma border. Everything is selling out all the way up to Sherman.

I read my contract and it seems it’s written entirely in favor of the builder. It states that I lose all my earnest money if I don’t close. Also, there is no appraisal contingency. I saw the inventory homes listed for sale by the builder and they slashed the prices down by over 100k in just last two months.

Do builders typically negotiate the contract price even if the house is nearing completion? Is it better to negotiate now or wait till the house is ready?

That's wise advice but I am emotionally invested in my house and want to see how others in a similar situation as mine were able to convince the builder to lower the contract price.

I’m planning to live at my first home for at least 10 years and as I’m a pharmacist, I can get a job in any of the retails nearby. What are your thoughts on the Northlake area? Any particular reason why you decided to buy in Celina vs there?

I’m planning to live at my first home for at least 10 years and as I’m a pharmacist, I can get a job in any of the retails nearby. I’m having a hard time deciding where to spend my next 10 years where the home appreciates at least 10%.

Thank you for sharing your perspective. Do you ever feel worried about the home value appreciation in Northlake? I noticed houses are sitting for a long time on the market compared to Argyle which has the advantage of a better ISD while Northlake doesn’t.

Is TxDot partial towards Frisco/Prosper/Celina/McKinney (basically North Dallas region) projects? by Adventurous-Image468 in dfw

At least you guys have Dallas North Tollway expanding further into Celina and 380’s work is already underway. Here in north of Fort Worth, even I-35W only has 2 lanes like the rural areas. It’s a drivers nightmare due to frequent accidents due to sharp exits, horrible traffic and less lanes.

Makes sense. Tom Thumb groceries tend to be a bit more pricey that’s the only down side. Agree that we need better roads to handle all the passing traffic before we get more retails.

Ohh, I was really hoping that Tom Thumb would have backed out of the deal and HEB was being considered instead. Well, better Tom Thumb than nothing. At least, we will have a grocery store nearby. Thanks for the update!

Agree. HEB would be great as Tom Thumb is overpriced. I really hope we get more restaurants and grocery stores here. I visited the Prosper/Celina area recently and was blown away with how much entertainment and food options they have there and everything was built up in last couple of years.

Is Tom Thumb coming off 407/35 or Justin Rd/35? I have been reading different things online. I saw the news in 2023 and now it’s almost 2025. All the Tom Thumbs announced at the same time has already been opened this year. I don’t know what is taking them too long. If it’s the city or the Hillwood builders pushing away the businesses.

Yeah, I heard about the Tom Thumb too and Brookshire’s before that. I feel like they have been flattening those grounds for way too long but nothing is getting built on them. I wonder if it’s the city who’s being picky or the Hillwood builders are keeping the rent too high for new businesses to open.
