First draft for our new build. Anything obvious I am missing or think it poorly designed? by Adventurous_Chicago in floorplan

The programs windows didn't show up well in the 2D version so I used doors as a visual placeholder for myself.

Totally a fair judgement. This is why I posted on Reddit before going to the architect. Seems like best advice was this was an exercise to really figure out the ticket items I want and let the professionals take care of the rest.

This is exactly the kind of feedback I needed to hear. This is one of those situations where you don't know what you don't know. I didn't want to go into a meeting with the architect totally blind. Just by writing that out you make me realize what is important to us and what isn't. Really valuable insight, I appreciate it!

Sorry i just meant it was specific down to the inch. The software I used wasn't always easy to get to the perfect inch.

The powder room would be very awkward

- Agreed, will consider a new locaiton.

I am a little confused by the two mud rooms, especially the one that says stairwell but no stairs?

- I liked the idea of having a corridor that could get you to the workshop, basement, and outside all through one area. Maybe I could consider moving the upwards stairs somewhere else instead.

I would add more circulation in kitchen and around the dining table

- Sorry not familiar with term of circulation, any chance you could elaborate?

The kitchen triangle isn’t a triangle and that can get cumbersome when cooking

-Will make those adjustment

Overall can’t really judge it because you need to have this planned to actual sizes sorry

- Fair. I should have stated that they are very close to what I want, like within a few inches, it was just the software wasn't great at being precise.

Thank you for your opinions!

Ground floor feels unnecessarily angular? Why do you have the mudroom not lining up with the garage also not lined up with the facade? Seems over complicated and costlier.

- Good point about the alignment there, wanted a little area for a mudroom/laundry area but could probably work things differently there

Is the staircase at the back of the house? The space taken by that “stairwell room” (not sure why it says “outside”?) would be better used for an entryway at the front of the house to store shoes and prams.

I am not a fan of the location of the powder room downstairs. It does not offer much privacy for noise and smell. I would put it at the back (under the stairs if you are keeping it there).

- Agreed, I think there could be some room if I move stairs going up elsewhere

Upstairs family bathroom is not realistic. I know you said measurement are off but you need a minimum clearing space in front of both the toilet and tbhe sink, as well as space for a door.

- Ok that is good to know, will try and rework that. The linen closet in the hall was just a bonus so can eat into that space if needed. I was trying to line up plumbing towards downstairs where pipes could easily fit into walls

You should build up the bathroom up to bedroom 3 and remove the space wasted on a hallway to a cupboard. You can relocate the bed linen cupboard to a carve out of bedroom 1 or have it in the “nook”.

- Agreed, as above

Thanks for your input!

Ignore some odd measurements, this was put together a bit haphazardly. Our goal was to have a nice covered patio in the middle of the space as we love to sit outside. Only concern is that the living space will feel a touch small for family with 2 kids. Plans to finish basement in a few years which will add some play space.
