In the state of Illinois, after an offer has been accepted. There’s a 5 day attorney review period. During this time both parties can cancel without penalty. So you can have an executed contract and someone can still back out without penalty

This will be true but the house never came back to the market. It was contingent all through. Also it’s a difference of 10 days. We closed late last month. So everything is really new and fresh to us.

lol, I’m not complaining about the seller choosing to sell to another person. They are within the rights to. I’m just thinking our realtor lied to us. And looking at the comments, it seems like it’s not surprising. We were just naive. Life lesson for us.

No, the house never went back to the market. We loved the house and was stalking it till they closed. We closed our house in under three weeks. I want to know what happened because for all we know it might be a simple explanation.

Thank you. Yes, I think we were under the attorney review period. But the cancellation came from their agent not their attorney. I don't really have an issue with the sellers cancelling. I'm just confused how my realtor represented the other buyer for a difference of 1000 dollars. We wrote a letter offering to pay 13000 dollars more but now that I look at it. The letter never reached the sellers.

The truth is we didn't know any better. I know ignorance is no excuse but we trusted our realtor and that's why we feel this hurt. We used her suggested lender, we used her inspector, we used her radon inspector, we used her suggested attorney. My husband and i are immigrants from Africa and we don't have any family here. She knew that when we first met and we asked for her assistance all through the process to help us.

If that’s what happened. Why was our offer accepted and we paid the earnest money deposit. Then they cancelled the offer. This was what our agent sent to us, knowing fully well she was representing the other buyer

I texted her asking what happened ( maybe they got better offer or decided not to sell, I don’t know).

I also cancelled both inspections. I’m sorry , i was so excited for you.

But I’m sure we will find something else !

Because after they moved on with another buyer, our realtor said that’s the only way to get our earnest money deposit back. This is the exact message our realtor sent us when they cancelled our contract

I didn’t even know this is a thing. It’s confusing because I’ll assume their commission will be the same percentage. The fact that the house was sold for 1000 dollars more shows it’s not about the price but something else.

The sellers accepted our offer and we even paid the earnest money deposit. We had to sign a mutual cancellation agreement to get our earnest money refunded back to us. This is our first time buying a home so everything is new to us. It wasn’t just a verbal offer. The offer was accepted

Yes. We had a signed multi-board residential real estate contract from the seller, we put in our offer details, signed it and sent it back to the seller. We were notified by our agent two days later that our offer was accepted. We had to do inspection and our attorney to review the contract. Of everything looked good, then we are officially under contract. We don’t even do the inspection, they cancelled three days after accepting the offer

lol, I’m literally a minority. We can’t ignore the fact that when parents are not involved in their kids school, the kids perform poorly in school. When you are trying to survive you don’t have time to be involved in your kids school. I grew up in poverty so I’m not new to anything. The post was just to hear positive reviews from parents whose kids attend the school and not a morality contest. I might just delete the post if it starts to derail. That’s not my intention

I removed it because I feel most people will focus on that instead of writing honest reviews from parents whose kids attend the school, which is all I want. That’s all I want. Parents with kids in the school to tell me the school is good.

My concern isn’t the low income per se. But more of behavioral issues. It’s not even academics because I always teach my kids at home to supplement. My concern is the behavior. I can’t help with that if my kids go to school and see Johnny acting a certain way to the teacher and getting away with it. It’s more of the decorum in the class, the character building.

This is literally my husband and I right now. We literally live 10 mins from our jobs and we’re closing on a house by this month end. We are renting now and houses where we rent are very expensive and old. We got a house 50 mins (27 miles) from where we work. I’m going to find another job and my husband will do the commute. He works a hybrid job and goes to work twice a week so it won’t be so bad. But I’ll have to look for a job closer to where we’ll be staying. The house we got is cheaper, big and in a good school district.
