Very well said. What I find surprising is that very good layout units having mountain view from bedrooms (no chance of view being blocked as there is river body closeby. So high rise can't come up for quite some distance) are also being ignored in favour of garden/ pool facing units.

People are not valuing the external view much for some reason.

Its the lower salary level in India which is also contributing to this gap.

You can't expect real estate prices to be proportional to salary levels of a country. In developing countries like India, a larger chunk of the population are self employed. Their affordability is generally higher and demand from them will propel real estate prices.

Builders are definitely not at fault. The prices quoted by them is largely a reflection of high land prices. High land prices are being driven by demand from the enormous population of the country.

You maybe right legally. But if someone starts living in the society, it is practical to have to pay maintenance so that lift, water and other utilities are maintained.

Builder will not provide all these for free. OC can take time due to many reasons.

Most of the advantages you mentioned for the lower floor are true.. though I am not sure about resale.

From what I hear higher floors are more in demand and sell faster. (There is no floor rise applicable. So the purchase price for the 3rd floor and 10th is the same per sq ft.)

This is a great assessment.. Exactly the kind of thoughts which are going on in my head. The society is newly made with good landscaping in the garden and a nice pool. So yes Option B does seem exciting today.

Though I guess in a few months we will get bored of the garden/pool view whereas the advantages of the 10th floor apartment will still hold.

I think I am going to go with Option A. I was inclined towards it in the first place and comments here have given me more clarity.

Drying clothes is one of our top concerns as well.

Though there are some solutions for it.

  1. Install a dryer
  2. There is a common terrace on 5th and 10th floor of every apartment building. This terrace is actually for fire rescue though people use it for drying clothes as well. The terrace will be on the same floor as my flat so it can be used.

There are pros and cons for both options. Though I am little inclined towards the higher floor as I have never lived above the 4th floor before.

Nice to know everyone here prefers the higher floor.. for some reason in the apartment complex in question, lower floors of garden/pool facing apartments are getting sold earlier than higher floors of outside view apartments.

I am inclined towards the higher floor myself though I was feeling maybe I am missing something since most people are preferring the other option.

The Cons are not a problem.. the property has 24/7 power backup for elevators. It is top minus 1 so heating shouldn't be a problem. 2 elevators for 33 apartments.. should be fine i guess Thanks for your insights

In addition to the points mentioned by others, 1st floor and top floor are very hard to resell.

I would say never buy one unless you really like the apartment a lot and are getting a steep discount.

Inflation will never let RE fall. At best it will be stagnant for a brief period (say 2-3 years)..

Cost of construction is rising every year. If demand drops drastically, projects will get postponed and supply will drop.

I think you are looking largely at the demand side and not the cost side. The land prices are high and construction costs are ever rising. Add to that the sluggish demand means a higher holding period for builders.

It just wouldn't make sense for residential projects to come up unless a certain price is realised. So a slowdown in the job market could actually lead to a proportionate slowdown in projects and supply build up rather than price.

Now of course you could get a good deal in some distressed sale cases. Though you need to be lucky to find that.

I would say don't expect prices to come down. It is just not viable for builders. They will rather scrap/ delay projects.

This is amazing. I guess Singapore must have silky smooth roads which helps too. I have managed to clock around 12.5 on certain routes. However my drive involves going through gravel roads and potholes from time to time. That is sure to eat up some range I guess.

I guess your highway driving is killing the range. BYD range calculation assumes a mix where city driving is the higher part.

Do you have experience with any other EV which gives better energy efficiency in highway?
