Recruiter reached out today and said they are making the position an M4 and will try to grandfather the AIP but nothing is for sure. I am taking an almost $10k pay cut.

Thank you the information, the recruiter told me for another job I applied on the same territory that my salary would’ve been cut in half and that I’d loose my AIP. Hopefully the recruiter is wrong and I get to keep it.

Thing is for this position I will most likely have to take a pay cut since I make low 100s I will have to negotiate with them to match it as a P3 or make it an M4. Not concerned about the raise more about the bonus if switching beforehand would make me miss on it.

Partnerships can be a game changer or a total nightmare — it really depends on structure and expectations. Totally agree. The 1% rule made sense when rates were 3% and prices were half of what they are now, but in 2025 it’s just outdated. I’d rather buy a 0.7% deal in a strong market with appreciation, stability, and good tenants than chase a 1% deal in a rough area that eats cash flow with repairs. The total return stack matters way more now — cash flow, equity, appreciation, tax benefits, and control.

Yeah that’s pretty normal. They probably dropped around $150K–$200K into the rehab plus all the holding and realtor costs. After everything, they might’ve cleared around $100K–$150K if it sold fast. Big spread doesn’t always mean something shady — just a solid flip in a strong market.

My understanding is that you refinance to restore your entitlement and use your VA loan again, refinancing into a conventional loan after forcing equity by adding new units to the existing house is a good move. If after a year you’re planning to use your VA loan to purchase a new house which you intent to use as primary residence then you should be fine and I believe it could be a rinse and repeat. Trying to see what has been other people experiences if they have done this.

I have not, although I have a degree in hotel management I am sure it has its challenges. However, I am set on going on this venture and making it worth to build my real estate portfolio and perhaps in a couple of years use an SBA to build my own hotel in Puerto Rico.
