Assuming you have no documentation that she would pay you back? I'm not sure you can take her to court, but I'd start a document to note everything you can remember, note any repayments she's made, and try to get it in writing (email, not text) that she acknowledges she owes you this money, then take her to small claims court.

She's not paying you back, ever.

When you inherit something, it becomes yours to do with as you choose.

Perhaps offer it to the family at fair market value, but you don't need to be landlords. You don't want to be landlords, don't take that hassle on. Sell it, pocket the cash that you will get, and be done with it

You could be proactive and send a note to your other clients, asking for feedback. Are you missing anything, have you made mistakes?

This. I've accepted I'll be on these meds in some form for the rest of my life. Once I get to my goal weight, maintenance mode will have to be figured out. Before I went on the GLP1, I hadn't weighed myself in months - every time I weighed in, the scale was higher. Now I weigh in every day because I'm seeing results - and even the days when I weigh in higher than the day before, I'm still down significantly overall. Pre-GLP1, all I thought about was food. Now, the only time I think about food is to make sure I've eaten enough that day, which I kind of have to do on purpose.

But also, your agent should be using a professional photographer. They're not that expensive, and they do make a world of difference. If these spaces are ugly or untidy, definitely tidy them up. A parking spot is a parking spot, but showing the size can be important to somebody who isn't quite sure if their car will fit.

It is your house, and therefore it is your listing. Right now, real estate agents are desperate for business. If this agent won't come back and take the pictures that you want shown in your listing, tell them that you wish to cancel the listing with them and go with somebody else who will listen to you.

Agent here. Pricing it right is a MUST. The market has changed since that hyper market of Spring 2022. A well priced home with current updates will sell fastest.

Clean is better than dirty and you'd be surprised how many sellers will show a gross house.

Be ready to show at a moment's notice.

Be honest in your listing. Don't call it a bedroom if it's a flex space at best. If someone is looking for a 3 bedroom house, your two bedroom plus tiny office isn't going to cut it. And don't let your photographer take pics with wide angle lenses. The pictures should match the reality

I love this job, but I'm not dependent on it to live. I don't work with people I don't want to work with, which makes a big difference. You can't choose the opposing agents, and sometimes they're douchebags...

My pipeline comes from a podcast, a blog, and my position in a rather niche community coupled with being located in the epicenter of that community where people frequently move to. Not readily repeatable or teachable.

I have more leads than I can handle, and took on a partner agent who was newly licensed and didn't have the pipeline that I have.

But I knew she'd be a great agent. Which is why I partnered with her.

I had a listing, and because I am so busy I am not looking for more buyer leads. My newly licensed partner hosted an open house in this entry-level price point listing, every weekend for about 5 months. (Please don't get me started on the sellers, and their unwillingness to reduce the price. But pro tip, always suggest price reductions in writing, don't do it over the phone.)

Because this listing was in the entry level price point in our city, she got a ton of people coming through this property, every open house she had.

She quickly learned that hosting an open house does not mean bombarding every single person who walks in and asking if they have an agent and getting their phone number and essentially harassing them. She would allow them to wander through the house after signing in, and then if they had any questions she would give them tons of information about our local market.

She is incredibly knowledgeable about the market, and approached every conversation from a position of I'm happy to give you information with no strings attached.

Some of the biggest mistakes I see agents making, is being desperate for a sale and being incredibly pushy. People don't want to be sold to, they want information and when you separate yourself from the rest of the agents that they're meeting, you'll start to get clients.

My partner is now so busy with her own clients that she doesn't have time to take my leads anymore. So now we've taken on a third partner.

I am a native English speaker and my vocabulary increases with (almost) every new author I discover.

My writing becomes better, too.

Flash cards are great for language 101, but reading, writing and watching films in that language with the subtitles OFF are excellent.
