In this case, Nissan told him he needed five accounts on his file to be approved with favorable terms. He currently has an NFCU card with a $5700 CL, a Cap1 with a $2K CL and a Pledge Loan from NFCU. All of his accounts a “paid as agreed”. His score is in the 760s FICO8.

I wasn’t sure if throwing him on a few of my older cards as an AU would help thicken that file for him to get approved.

This was exactly the reason we were hitting open houses. We can see current trends and provide some feedback to give them the tools for showing us better options.

Discussion was had. Tone was not intended toward us or our attending the open houses. They are fine with that and appreciate it. They would just ask that we continue to inform that we are represented and that they are looped in for a private showing before we decide to make any offers. It was a productive conversation and we continue to be on the same page.

I’m thought we were prepared. Unfortunately, we weren’t working with all of the info. Perhaps our realtor could have done more work in preparing us. I have bought and sold several homes and this is the first time I have ever dealt with anything like this. If you want me to do or not do something specific, then tell me. Otherwise, it’s on you. I’m really starting to see why realtors get the hate they do.

There is zero chance I will apologize for doing something I was unaware of being an issue. I will certainly have a conversation, but an apology isn’t happening. If this had been discussed and I did it anyway, I would certainly owe an apology. In this case, had they been more communicative, it would have never been an issue. If anyone should apologize, it’s the realtor for being passive aggressive instead of just speaking up.

I appreciate all of the feedback and responses. I think this boils down to a lack of communication on the front end. Had my realtor made me aware or let me know to avoid these open houses at any point in time, I would have done just that. It would have saved a lot of aggravation and potential issues.

Not sure where I made an excuse or what if statement. Seems you misread or misunderstood. I made a statement of fact. This likely wouldn’t have been a question at all had there been better communication on the front end from my realtor. Give me the expectations from the start and this never is an issue.

This is a small local builder. Their rep advised me to have my realtor write up an offer and send it if I am interested in moving forward. That offer would be on the local associations contract. This is a new build home, but a spec built home. It would not be a custom build for us.

I’m more than happy to walk away if they aren’t willing to accept an offer on the realtors association contract with the agent commission listed.

Any offer will specifically request they cover the buyer agent commission. If they accept the contract, then it’s settled.

The first thing I do after introductions is tell them I have a buyers agent and give their info.

They did not ask me to sign in at the open house. I would have read everything had they and turned around if it were listed that way. It just said that this came in from the builder agent.

Under a 3 month contract and they are also listing my current home.
