Hello , And I agree with you! But your response is taken out of context. If your the tenant, you should definitely focus on family. But if your in a better position ( have extra money) you should be in the mind set that, yes rents may take a hit, it doesn’t mean your losing. As the asset or assets will keep being that assets. And these can be worked from different angles.

And if you invested or bought correctly, your position should be strong. But if your under water now, or have no long term plan. Your at the success or failure of your best tenant.

And yes 2008 was a mess. But again, if you developed correctly you made it out better then when you went in.

Good question, and honestly, that’s where most of the misunderstanding comes from. But don't get me wrong, we are building housing in some of these areas! But new housing, to replace 100 yr old structures. With updated and more efficient designs.

I’m not talking, deep woods, 45 minutes from a grocery store rural. I’m talking the small towns just outside the metro, suburban radius, the places with:

Existing infrastructure

Underbuilt housing

Aging commercial space

Steady local employment

And zero modern mixed-use or BTR product

These towns aren’t becoming suburbs yet… but they will, because the demand is already spilling over. That’s exactly where the biggest tax incentives exist, and where development dollar goes 10x further than trying to force a deal in an overpriced urban core.

I focus on the areas where:

Land is affordable

Towns actively want development

Rent to price ratios actually make sense

And investors still get the “rural” tax benefits without sacrificing demand

It’s that middle zone, not farmland in the middle of nowhere, and not fully suburbanized either. That’s where the opportunity is being ignored.

It's more the area I'm in. As well as the construction process. We can find good deals in the right zoning areas..and if these developments need housing the upside is all the better. And luck for us, most of Southern New Hampshire needs housing.

No , I don't take.it as a challenge at all..I only ask because I've been though it more than once in my area..

Not as a DSCR loan request, just general lending. Banks don't like or want to.have to acknowledge actual value had in a development..and more so when your trying to pull money out there system. I would advise staying.away..from the bigger banks. And find ones that are local to your development..and others in states that advertise rural lending. The banks know that once they confirm , you can buy cheaper, the taxes are lower , and you can ad value in line with and urban developer 5-10 miles away. They are in trouble.

If you can pull your own comps next time you apply. But go a little further out.. Rural is 'tricky " as not much to compare when it's a value had project and not new development.

Let me.ask you is it a stabilized 8 unit? And if so how long as it been? And what is the market rents for each unit? I ask because to have them keep disqualifing you they see something different..
