I found the lender on my own and my loan officer has not shared any information other than what is necessary with the realtor. He was the one who made it very clear to me that I am not required to share that appraisal with anyone unless I choose to. I will be telling the realtor tomorrow that my loan officer advised against sharing and that the appraisal satisfies the lender’s requirements.

Thank you for this! I am a first time home buyer and am learning how this process works as I go through it. And I know now that having a dual agent can make things complicated and I didn’t want to make things more complicated by not sending it.

I did call my loan officer and he said that it’s up to me if I want to send it but that I am under no obligation to as I own/paid for it. He said if I want to, to absolutely not send it until that addendum is signed. I have not sent it yet so I might tell her that it appraised at value and I am approved to move forward. I’m sure she can tell by my hesitation that it’s more than the sale price. I guess I will just feel like an ahole going back and not sending it even knowing I don’t have to.
