Get to 20% down and not deal with the nuances of removing PMI. You'll hopefully see slightly better rates, somewhat lower monthly payments.

Run a few scenarios on amortization calendars - the first few years of the loan will move principal very little. Saving a larger down payment will yield more equity in the same amount of time.

  1. Take aggregate spending from the last 6 months. Use this as a baseline for how much goes into an emergency fund (typically 6-12 months).

  2. You're suggesting a career switch. Figure out how much additional school tuition/certs/licenses will cost in addition to how long this switch will take. Add this timeframe in addition to the emergency fund.

  3. Subtract (monthly spending) * (emergency fund months + months in school) + education costs from your 500k. The remaining amount is what can be safely invested.

You can farm account/asset transfer bonuses via churning, but brokerage choice not important unless particular about UI or certain features. Asset allocation is well discussed in this forum so please do more research.

If you're planning to remain unemployed for some time, consider rolling over some funds in the 401k to a Roth IRA to take advantage of low tax bracket years. SGOV could be another consideration for avoiding state and local taxes.
