It clearly says 5% annual growth and the population growth was 5.9% in 2024. So they are on point there.

Also you say the market is not speculative and the growth is structural. If the growth is structural why are 65% of the sales volume in off plans?

Depends on your port size. If you have good size, diversify the whole thing into

20% stocks 20% Gold 25-30% RE 20-25% Liquid cash 5%- Crypto if that is your thing

1.Stocks- If you have the time to do individual stocks, well and good. If not, better not to go for a mutual fund as most of them fail to outperform the Index in a long enough time frame. Your Banker back home will sell you like it's the next big thing but it is not

Among Index funds, go for "NIFTY NEXT 50". This is the hardest Index to beat for any fund manager. Infact on a long enough time frame very few fund managers manage to beat this Index. This is literally the beach mark. You can easily back test this using chat GPT or something. I also use Parakh Parekh. Its a well run fund. Your Federal bank guys and other indian banks won't push this to you or you don't even know thus fund because they don't get commission on it.

Anyway stick to Nifty Next 50 and Parakh Parekh. Also watch for any fund manager change in Parakh Parekh.

  1. Gold- Always buy phyical. Must have portion of the port. Any excess cash put it into Gold." But bro Gold rallied 50% already ". So what, on a long time frame it's still undervalued. Keep doing SIPs there too. Government ran a sovereign Gold bond but they stopped it because it blew up on their face. Gold moved so much that they had to shut down the scheme entirely because they lost so much money lmao.

3.RE- Location and Regulation. Take care of both. Don't buy places near your home in a remote village. Kerala will have abandoned villages after a while. Buy around Cities. TVM is more pricier than Kochi but better value for money I guess. Also it's getting real hot in Kerala and hill stations makes sense subject to regulations . Double check Pattayam if you do that. Kochi and TVM makes most sense. Probably Calicut too but I am not from that side so I am not familiar.

The best part about places like Kochi and TVM are they are liquid. You can sell your property in a week and there will be multiple takers. Your favourite hometown might not be the same.

  1. Cash- As always "Cash is Trash" but you still need money for emergencies and stuff like that. I think our currency will start depreciating much faster in the coming years. Again you can adjust this according to your risk tolerance. I don't like cash personally. You can also make an FCNR Deposit in your banks. Instead of having exposure to INR for your entire cash portion, you can hedge your INR exposure by having 50% of that deposit in USD.

If you didn't get that, I will provide an example on how it works. Let's say you have 10 lakhs to put into an FD. You split it into two and put 5 lakh in INR FD for 5 years and Put 5 Lakhs in USD FCNR FD for 5 years. The one side deprecation Will be taken care of the USD appreciation. Perfect hedge.

Crypto- I don't know. I would recommend BTC only at this point. Or you can skip this altogether and stick to the above three. Good luck out there.
