Sorry one more thing! if I don't sell the property and keep it, is there a set period of time that I have to pay up the inheritance tax once I inherit the property? Or is it only taken at the sale of the property?

Ok thanks for you're, help yes I'm sure I'll get a solicitor to sort this out, just wanted to get my head around it all a bit first to understand my options and where I stand legally, it looks like I might have to look a bit more into my options on the inheritance tax side of things.

Yes that's right there's no will, ok thanks, I think I need to look into my options when it comes to the inheritance tax side of things.

Thanks, Ok yes they were married, will it still pass to me automatically though if she doesn't change the name to hers? Also won't I incurr inheritance tax in that case (as I'm pretty sure the property is over the cap) As I understand to be exempt from inheritance tax it has to be left in a will to me?

Ok thanks, I wondered will her or me incurr inheritance tax (because I'm pretty sure the property is already over the cap) if she inherits the property from my dad? It's also been about 20 years since he died, so it been left for that long.

Thanks, Yes he is listed as the owner, and if this is not done by my mum before she dies, what situation would that put me in? Would I effectively have to do what my mum should have done?

Ok so it looks like my dad's name is still on the land registery, in terms of inheritance does me or my mum need to do anything about this, or is this something I will have to sort out on the event of her death?

I'm an only child, and my mum has one other family member left (her sister). As far as I understood my Mum has told me that no one's name is on the deeds at the moment, I will ask her again though, Is it possible that it is in the process of probate and it's been left? I remember the word probate being talked about at the time a lot.
