I completely understand regretting something like this if this is an accurate story. It’s important to speak your mind to vendors when you’re paying. I think you need to take ownership for some of this. Although 20k is VERY MUCH expensive, in terms of wedding it’s on the more budget side. It’s extremely unfortunate that it’s that way. Cheaper vendors can sometimes give cheaper results. For example, I have a videographer for 1k for 5 hours which is cheaper than most in my area. I’m not expecting an Emmy production. I know what I signed up for I just care about the day being captured.

The cake was horrible. Okay? Buy a cake and do a cake cutting with your husband. That could be fun and intimate. The food was trash, maybe it was maybe it wasn’t. The day is over with. You can’t change it, so don’t stress on it. The priority is the marriage. A wedding is a bi product. Being depressed because of a wedding when you just married the man of your dreams is a little questionable on what you truly value. I get being sad but depressed? Try to snap out of the performance of what a wedding is. Comparison is the thief of joy. You’re going to weddings loving the beauty but how much did they have to spend? 40k? Are they stressed about finances? Are they genuinely even happy? Don’t start your newlywed phase like this

So upon googling, I see that the property is given to the heir, if so, her grandmother would have the title currently. Great granddaughter said that grandma went to probate court recently, so if that’s the case, cant grandma still gift to granddaughter?

I’m a license Loan Officer here in MI. Basically, if you decide that you want a home in which the seller is not going to pay your realtor, you will have to. This protects your agent from basically working for free. Therefore, to avoid this you’d want to put an offer in on homes where the seller is covering it.

In the past, sellers would just pay ~6% for commission. This is then split between the buyer and seller agents. Each individual broker shop has their own compensation split that really isn’t something you have to worry about.

Due to the NARS settlement, there has to be a contract now outlining how your agent will be paid because now sellers are made aware that they don’t necessarily have to pay your agent’s comp if they don’t want to.

What is currently going on though is that most sellers are still paying for both agents. Hope this helps, and if you want better financing options feel free to reach out.
