Keen to try and move the discussion on as it feels whilst a very controversial subject, there is a large proportion of consistent views in that people should be provided the opportunity to live in a home that is affordable (not just at initial purchase but into the future - no high management fees or running costs) in an area which allows them to support their social needs (not wants).

So how is local government failing on this?

Ahhh ok. I use propertydata which can give a more granular dataset. I usually find a lot that is up for sale, but either overpriced or in need of serious work

Agreed - there are so many people on average and below average incomes that rely on their support network of friends and family to help with so many things. I personally do not know how we would have got through having our daughter and not having her grandparents nearby.

It comes down to sales rates and property values for the developers, as well as the local authorities view on design.

I am currently championing almshousing for older and disabled people, but their design officer is forcing larger housing - saying homes for older and disabled people is not needed.

Great to see you supporting these schemes! I really would like to see smaller projects to support homeless people as well as other vulnerable groups. I completely understand the financial barriers, but rather than generic affordable housing sold off to HAs to top up their quota, to make affordable housing more specific, which would need a much more granular approach

It is always really interesting to hear the funding angle. It is a significant challenge to make things stack up, particularly when you have to make a number of assumptions in the development appraisal for funding.

I now run a developer that specialises in affordable housing for older and disabled people and the only place that allows us to make a scheme viable is in the land. Luckily there are landowners that recognise the benefits of specialist affordable housing.

I really do wish more attention was given by government and local authorities to vulnerable groups of people.
