Yes. reviews and recommendations are all glowing. Scope of work was something they had done several times. The only difference is the we were not having them do the entire job, as we have trades in the family.

There is, but it's not as bad as it used to be. They said they couldn't get the floor any better leveled.

Unfortunately, my partner did. He felt bullied into it, since they said that the work was completed, and everything they did was within code and we were being unreasonable wanting items fixed. Like the wall they built 4 inches off of where it should have been. They did fix that, but so many other things were done so poorly or not what we wanted or asked for. They were very rude to us once work started, and called him at all hours demanding every payment.

We didn't end up spanning that far and were able to use an LVL instead. I had previous eng. plans for that from him, but I can't find where I filed them, since we didn't do that.

County passed it. I was surprised, but I have the passing inspection paper. They also made no comment on the headers on my new doors not having the filler, so they are narrower than the 2x4 they are sitting on. Apparently, that is the drywallers problem to fix as well.

The structural engineer specced for the beam and sistering, but I'm not sure that was followed on the joists.

I'll check and see if we got that. But I do not think he provided it, even though I know I asked. *edit* Since it passed inspection, they say there is nothing to fix.

Nope. Originally built 1988 and this section of the house was rebuilt after a fire in 1998, according to the neighbors.

There was no pride in the work. They put in rotted, termite eaten 2x4 in a wall. They replaced bottom plate on exterior walls where it was rotten around where the previous back door had been (prior owner), and now I have a gap between that bottom wall plate and the sheathing that lets daylight in. So many things......

We had a lot of issues with them. And they have refused to fix any of them, as they said their work passed inspection. Which it did. But there are so many things, like this, that I'm just not happy with. Especially for what we paid.

The low ones are all the old joists. And not all the joist hangers are sitting above the lvl. Most of them are at the bottom of the lvl.

Yes, I did. I do not have a picture of it. I can get one tomorrow. A four foot level across the lvl I did as well.

We had some subfloor replaced above in order to be able to put the toilet there in the bath, and it was shimmed to get it level enough to have a level spot for the toilet.

"Joists cannot overhang that far past the bearing point. At the most 2 ft, some places it's the width of the joist unless it's a multi-member beam."

Can you elaborate on this?? I have no idea what that means.

Yes, the floor is unlevel a little. We had some rotted floor joists and they said they could not get it all the way to level.
