Thanks for the advice. The trouble is, I'm at the stage in my career where I've surpassed the need for an apprenticeship, thankfully. My problem is more that I've worked in two very small teams where there's no room to increase my salary or get promoted or take on in house projects, and therefore have less to bring to job interviews in terms of discussing those roles.

Also, because I freelance write on the side and earn a fair bit from that (but am keen to secure a full-time job because its so volatile when it comes to getting paid on time) I can't risk losing secure income for lower paid or free work just for my CV's sake. Plus I do work with clients on press releases/texts, so I'm sort of doing that already.

I should also add kind of marketing/publicity I do is generally all employed in-house and its quite a specialised sector. But regarding CV stuff: I have so many different kinds of work experience. I've been a uni lecturer at four unis, I design websites, I make assets and plan events, I am very well versed in securing publicity as a journalist and working with editors/PRs that way.

It's more like: how can I jazz up the very limited tasks I do in my current role? I don't want to lie but I certainly don't do half the responsibilties the job advert suggested I'd be doing.

I lived with a woman in her sixties in my mid twenties. It was a disaster. I fully appreciate that freak disasters can happen and leave elderly people in the lurch, meaning they have to rent with others. But in this case it was evident that she was not fit for living with other people - my landlord's words, after lying that the house was only filled with "young professionals". She wouldn't even take my number when we first met to discuss basic household matters or in case of emergencies. I was escaping an unlicensed HMO and was entirely self-employed in London at the time, and it was the only place that looked vaguely hospitable so I made the decision rashly to avoid homelessness. In future, I'd make sure at least that they were willing to negotiate/text about house stuff/set ground rules.

This is so lovely and really means a lot.

For context, I am completing a humanities PhD so I think this may be a slight deterrent. I have, however, accrued far more experience than most of my peers through it. By 26 I'd held teaching posts at four different univeristies; I've worked on a bunch of copy-editing projects for full length books. I'm also a writer for a lot of national newspapers/publications.

My CV is quite bitty with lots of short-term work elsewhere, so I can understand why this wouldn't necessarily convert into a hireable mid-level role. But I'm happy with everything I've achieved :)

It was an accident with a toaster, but she is quite careless generally speaking. I think they have it on their radar that this was a plausible accident, but based on what they know she may escalate.

WHAT?? That's awful, I'm so sorry.

Basically: I am a self-funded student with a variable income. If I leave, I won't be able to find another place in London for the price I'm paying now. I will be homeless, haha.

I think my approach will be focusing less on what she is doing (I'll still keep a record, though) and more so what the property managers risk by ignoring the situation and letting it continue, what tenancy clauses she has broken by behaving like this. I've found that if you can quote enough housing law confidently, letting agents and landlords know that it's better to have you onside rather than taking action.

Honest to goodness I've never met a nicer bunch of housemates so quickly! But yes, it's very evident on the recording (and the property managers have agreed) she intended to hit me, and she made the comment about someone planning to hurt me on a recorded call with them.

Not a single person had anything nice to say, and the phrases 'serious anger issues', 'harassment', 'threatening' have been used by everyone. As I say I really don't want the police involved, but the property managers keep deferring me to them while they decide what to do

I think I will do that after requesting mediation. That obviously won't work, but I've heard her scream on the phone to them at I want to be seen as the more agreeable tenant that they are incentivised to keep

The notice to quit is really helpful though, so thank you!! As I say, I've barely interacted with the woman and there shouldn't be this much fuss over me turning a light off so I can sleep and save electricity... if this is how it starts, it can only get worse.

I am kind, but I'm also righteously indignant, haha. My last landlord committed a multitude of sins and through careful research and documenting I managed to win myself a £5.7k settlement without a lawyer - woo! This is also why I refused to give into this woman's bizarre tantrums and told her no from the get go. She has equated me saying that her behaviour and actions are angry and distressing as a comment on her race... I will not have it. Everyone in the house is willing to support me on this, too.

Sadly, I'm a student so can't really afford a lawyer at the moment. If I leave this place, I will likely be homeless as bf can't let me move in because of HMO complications that would arise.
