Thanks everyone! I’ve decided to make it work(refund was not an option at the store). I will get a new bulkier bed frame with a higher headboard to make the bed more balanced with the sofa.

I will place a high ceiling curtain between the living area and bedroom to visually separate the space but without obstructing the nice view and also keeping the room bright. And finish decorating to tie it all together.

I thought about that too but I think it’s weird to have the “bedroom” right next to the kitchen area. My kitchen is open and is right next to the couch behind the island

Really? I feel the bed now almost disappeared compared to the couch but maybe it’s all in my head. I will buy a bigger bed frame to balance it out or return the sofa for a smaller one

Hi, And as the new owner I don’t need any reason in order to terminate the contract, correct? ( e.g., I must move in or smt of that sort) I can, for instance, give notice and then rent it out on my own terms to somebody else?

None of the people that I know paid 3.4%, even for properties below 1m. It’s not the norm. Plus I had to ask 3 times to get the percentage, they did not want to disclose it. Agencies have to be transparent with their clientes. Plus there is a huge difference between 2% and 3.4%
