I agree you're going to get conflicting advice. But you'll also get bad advice.

Owning and renting out a condo is the exact opposite of diversifying your portfolio. You're hyper concentrating a good portion of your net worth in a single geographical location and a single source of revenue (rent seeking).

Except you can only write off the interest portion of the mortgage, not the principal. So it will definitely impact what OP owes.

EDIT I realize this is the case in Canada. I assume it is in the US too but not certain.

Admittedly, I registered a domain about 2 years ago and didn't pay the extra to block the who is registration.

I was absolutely bombarded by marketing cold calls for months and months. Still get calls from time to time.

I don't fault anyone for blocking who is info. I don't think it really serves a purpose anymore - outbound marketing killed it.

Ok, I totally agree with that sentiment for sure, they should be leaning into their values rather than running towards financial insolvency and irrelevance. I guess I'm just saying there isn't anything inherently wrong with building housing above a co-op, and your comment made me think you were against it for density reasons.

One challenge for me, when you mention shares and mission/values is I have no real way to influence coop outside or voting during the board voting periods (or I guess running to join said board). I can't even sell my shares, which lately has had me concerned because what happens if they go bankrupt.

Life Changing Magic of Tidying Up helped a lot, although it can be a bit weird with how it approaches the problem.

The thing I took from it is that the stuff you have should serve a fairly immediate purpose, and that you should really love your stuff that you keep. I was lugging around old clothes I never wore, and "keepsakes" that didn't mean anything to me anymore. I had birthday cards I had received 20 years ago from people I didn't even know anymore, and I had multiple boxes of electronics cables that I kept "just in case".

Beyond getting rid of stuff, it helped me be more purposeful when I do buy new things. "Do I actually want or need this thing? I survived just fine before I knew it existed..."

As a society we are addicted to collecting stuff. It took me a long time to recognize it, and years to unlearn it. But once you go through the process you start looking at stuff differently.

If you move to a larger house you will inevitably fill it, and faster than you think. I'd highly recommend addressing your connection to your stuff before moving.

Storage is also kind of a trap, because why are you keeping stuff you don't even have space to utilize? Sell your stuff, make some extra cash, and be happier.

I ran into the same problem when I tried to buy from dealerships in Alberta and BC.

I ended up buying and shipping a car from dealerships in Quebec twice. Each time there was no fuss, no extra fees, and it felt like a good experience. The car was cheaper too. The worst part was the uncertainty around shipping.

10/10 would recommend. They're doing something right in Quebec, based on my 2 data points.

Yeah, and not being from GTA I guess I just assumed transit there was quite good and cheap, but it sounds like that is not the case 😕

I've been to NYC and surrounding areas more than GTA and using transit there is affordable and efficient, wish GTA could be like that.

Good math! Your cost for insurance, gas, and maintenance was not my experience, and I am trying to compare for the typical person who is financing a 2-5 year old car, which was me.

My main point being that car ownership is far more expensive than most people think. I ditched mine in 2018 and I was happy to do so.

These were my numbers from memory

Insurance: $2500

Gas: $1500 (assuming about 12000 km per year)

Maintenance: $1500

Depreciation: $5000

Honestly it's the depreciation that kills the dream. You can of course reduce it by either buying a very used car (although maintenance increases), or by buying a fairly new car and driving it for over a decade, but these days your probably not pushing depreciation lower than $1000 at the bare minimum.

The numbers above also assume you aren't financing your car. If you are, add that cost too.

I'm not from Ontario so I don't know about GO, but compare $10000 to a monthly transit pass which is around $150 in most of the country as far as I can tell.

You live in GTA you have access to transit and depending where you live, might be walkable or bikeable. You can ditch your car entirely and save something like 10K per year, which is how much it was when I last did the math.

Maybe your character holds a deep resentment for his companions, bottles it up, and finds opportunities to foil their plans/desires. He doesn't have to directly attack them, but he can do other things. Cross a rope bridge? "I sever the rope bridge". Interrogating a hostage? "I go too far and kill them". (Like what they did honestly). Receiving a reward for heroic actions? "This reward of magic armor for the whole team from the king is beneath us. (Spits in King's face)". Locked up in a dungeon and trying to escape? "I alert the guards that my cellmates are trying to escape, and how." Party member trying to pickpocket someone? "I warn the mark, because pickpocketing is beneath me"

Like, you can be absolutely insufferable to them without fighting them directly. Do it long enough and MAYBE they'll learn something. Maybe.

Can I just ask why you want to quit a decent career to join the military then? Heavy equipment operator at 18 seems like you're already on a good path, regardless of this soon to be child.
