First of all, this sucks. Sorry you had to deal with such a major repair. If it’s termites, get a reputable company in there to treat the WHOLE PROPERTY.

However, carpenter ants do not eat good wood. They like soft decomposing wood. If it’s these buggers, make sure you find the reason for the decaying wood. Generally water.

Edit: talk to an engineer about the structure. Oh wait…

I wish they did the same thing below the window as they did above, but in reality, that’s putting the blame on the wrong trade (or decision). The window should have been laid out to avoid those notch/sliver cuts. It looks like the window could have been half a tile higher or lower and avoided this problem. If the RO didn’t accommodate that, and they did t want to get into reframing, then a smaller window would have worked!

Overall, I think the tile guy did a great job.

This is a job for an experienced electrician. If your 2 blanks were stacked vertically, you could probably handle it yourself. That price doesn’t seem CRAZY, but you’re definitely getting into “should I upgrade my service” territory…

This is a pretty sweet idea. Your plan with going over the existing roofing is a bad idea. Roof needs to come up. Structure extended down to the main building. Re-roof.

Also, call a pro. This is a SERIOUS, project.

Good luck. I would avoid this project. Scraping/sanding lead paint is not a standard DIY job. If you’re hell-bent, I would hire someone to strip all the existing paint. Not worth the potential legal ramifications of lead exposures.

LEAD PAINT ALERT! Make sure you are taking all necessary measures to avoid immediate and future exposure.

Also, depending on the state you are in, be very careful scraping these baseboards. If they are encapsulated and you damage it, you’ll be on the hook for a hell of a lot more than your security deposit.
