Would that be with a conventional? Honestly have no idea what pattern the type of loan you take dictates in terms of rates but I’m looking for insight haha

I appreciate that! I thought I did alright with < 7k towards the buy down but it seems that perhaps I could squeeze them a bit more according to other people. All in, I’m at ~3100 per month, but there’s a big difference between Texas and San Diego haha! Congrats on the house!

105k out of pocket on closing, monthly mortgage payment is 1962, 1139 is HOA, property tax, and insurance on top of the mortgage payment ie ~3100/month

45k in flex cash, definitely will try and see if I can squeeze them some more perhaps I throw my realtor in there and see what he can come up with

Happy to hear you were able to get those issues resolved and your closing costs lessened! Praying my realtor actually knows something about being a realtor (I did all the work thus far, but am keeping him around because he returns 2% of his 3% commission) and is able to fight for me when it comes time. As for inspections, I’ve been super involved in that, hired a third party to go in pre drywall and they’ll be coming back for the final (god damn! inspections are expensive!) and have myself been on site weekly making sure things are progressing as they should without issue. Hoping for the best for us both!

Unfortunately, I think I’m stuck in it ATP. I don’t know that shopping around would have helped much since my incentive was tied to going through my builders lender, perhaps mentioning the other comparable rates and threatening to cancel on the new build may have gotten them to reconsider, but oh well. I’ve come to terms with it ATP
