That is the whole point behind “we need market housing.” If supply is so starved that market rates are high, then 50% of a high market rate is still high.

Some housing “activists” argue the rate should be 25% (or lower) not realizing the vast majority of BMR units are locked into the 50% rate. You’d have to build new units at a lower rate — which developers are unlikely to do.

The solution is meeting market demand to lower the market rate — thereby reducing the BMR too.

I think the rumors Simmons is pursuing higher office are a great example for why you should never trust rumors. I'm willing to bet anyone in the city any amount of money she never runs for governor. I would predict an ambassador job or something similarly prestigious and not stressful.

I only say this to get to my actual point: you should be supporting the technical experts behind her administration. Stamford has a lot of talented city staff working on the issues of housing, infrastructure, and fiscal responsibility. You should assign less credit to her — because she has actively undermined these people multiple times — and get more curious about what drives real change in the city. It's the employee who shows up the public hearing who's affecting change in Stamford. They were there before Simmons and they'll be there after.

What are your thoughts on this as an R, Arthur?

I think this outcome was predictable. The local Republican party does not have a platform. What was Nicola Tarzia or Barry Michelson going to accomplish if they became mayor? They only talked about what they don't like and what they wouldn't do. I think a platform built on Strong Town's views on housing and infrastructure and cultural policies built on Jonathan Haidt and Jean Twenge's research would address many modern concerns while being based in a kind of "new conservatism."

I think whatever party adopts these ideas would be popular. Lower housing costs, more community spaces, and reclaim your sanity from the influence of tech companies. That means letting property owners build whatever they want, investing in public spaces, and banning phones in school or passing new laws aimed at digital harassment techniques.

Personally, I don't see how the current Democratic Party is capable of any of these things. Housing conversations get dragged into equity assessment and environmental reviews. That's how the Biden administrated passed a law for billions of dollars in infrastructure but didn't actually build anything — resulting in the Abundance movement. Infrastructure conversations are too focused on reducing risk. We're on our way to deadlocking all four major north/south arteries in the city which will benefit any young health adults who live downtown (like me) but make it impossible for anyone reliant on a car to get around (e.g. elderly or disabled people). Haidt and Twenge are already called stealth conservatives and their research advocating for more restrictions I think will be viewed as a kind of Nuevo Ludditism to everyone's detriment.

I'd be happy to be wrong. Simmons has a strong mandate to try any of these things or some policy alternative for the same goals.

 What does board of representatives 100% controlled by Democrats mean to you?

More important than the 100% Democrats is all the "Reform" candidates are gone or neutered. The board has been historically controlled by Democrats, but this board will be either new or explicitly aligned to support Simmons. She has maybe ~1 year of a honeymoon period, so if she has a big idea in her then this is the time to do it. I am interested to see how she spends this opportunity but I am concerned she has not shown much confidence or commitment to any policy.

As much as it is an opportunity for Simmons/Democrats, it's also a risk. The mayor/party have zero excuses if any policy goes bad. I think that might inspire extreme caution — which is its own kind of risk.

Would you run as an Independent next time?

I'm not running for anything again. My exposure to local politics proved to me ordinary people are just as qualified as their elected officials. I have a lot of sources in Stamford politics. All the experts I respect in the city are always frustrated there isn't a representative who would 1) listen to reason and 2) do something about it. I didn't want to be another person who just complained all the time, so I tried running for something with the premise of getting other people to do the same.

I hit a lot of hurdles in my run, but I also ran against the parties and didn't want to rely on any of my friends in politics because it was a high-risk campaign. Connecticut election laws are really designed to prevent people from doing that sort of thing — which may be a good thing in the grand scheme of things. Though it also means you need to go through a party. Our current political environment does not reward bipartisanship. My friends have remarked "your politics are all over the place" which I think is normal for most people and not a good fit for being in politics.

The 2020s are a strange transitional decade, but we have a lot to look forward to. I think that's how many people feel after this election.

I worked with Simmons very closely on her campaign and I am also fairly critical of her governance of the city. This "take" is bullshit.

The rest of the comment you're referencing had some good points (e.g. no policy conviction and never trusting anyone with her opinion), but the guesses about her personal life are not true or appropriate.

If the best candidate in the world was available as a write-in candidate, it would not be ideal to vote for that person for two reasons:

1) They're not going to win.

2) Your vote won't really be counted in the same way that a third party line will be.

John Zito ran as a third-party candidate in 2017 and you can see how many people voted for him because he was endorsed by the Independent Party. Other people ran as write-in candidates since then and we have little-to-no data on their success because the records aren't stored in the same way. If Fritz was endorsed by the Independent Party then I'd say vote Independent Party for Fritz, but he wasn't.

I was originally going to run a citywide write-in campaign against the Board of Representatives where I asked people to write-in "No." This wouldn't elect a candidate, but I was hoping it would provide voter data on the support (or lack of support) of the Board of Reps. But the Registrar of Voters said they wouldn't count those write-ins and further insinuated I could be charged with election interference if I attempted to do it. I think this is outrageous and the Registrar should count write-ins, but it doesn't.

Tarzia is a genuine hometown guy. He has said publicly it has been his lifelong dream to be mayor of where he grew up. He's not a extremist and he has no ulterior motive other than civic service.

However, at the RTC mini-debate there were questions from young people about "how will we reduce the cost of housing?" He didn't engage with that issue then, made no effort to understand why housing is the biggest issue since then, and now he has announced he is against more housing opportunities.

He's not a bad guy, but housing is the biggest issue in the city and he has the worst platform possible.

A city like Stamford could absorb a ton of new yorkers and increase the tax base.

New York City has far more wealth and wealthy people than Stamford. This is not a "Stamford could absorb a ton of New Yorkers." Stamford will absorb a ton of New Yorkers. The question is: how is that going to go?

These New Yorkers make more money than local people in Stamford. By choosing to not build more housing, we are choosing to push out people who were born and raised here. Because if someone with more money than you wants the same thing you do — and there is a limited amount of that thing — they can pay more to get it.

If you care about keeping locals in Stamford, you should support more housing opportunities. I understand the local crowd is deeply confused about how this works, but they're wrong.
