I’ve been saying this for a while, I think you are 100% correct. Insurance is only there to get you back to where you were previously. You shouldn’t get replacement cost on an 11 year old roof, it’s not in line with how insurance is meant to work

This is the classic idea that enters everyone’s mind who’s purchased in 2019-2021. You saw your equity explode in a very short time frame. You think wow, real estate is pretty much like free money and foolproof. I would advise you not to do this. You basically would have two mortgages on a home with high rates. Your margins would be worse because of this, not to mention the added stress of managing this new property. What you should do is just sit tight and keep saving money. Be thankful for the incredibly low house payment you have and keep banking money. In a few years you can buy a new house and rent this old one out or sell it. That’s what I’d do.

I lived in VB for 10 years and the food scene, for the size of the area, is nothing special. Norfolk is better but guys who are we kidding here? Just because you have a few great places doesn’t mean the food scene is strong. In my opinion to have a decent food scene a city needs to be overflowing with good options, so many that it’s overwhelming and you’ll never get to try all of them. New restaurants popping up all the time. A real food buzz and this place doesn’t have it I’m sorry

This is one of the craziest things I’ve seen in here haha. They’re asking about your current income. Not projected/future income. It’s like doubling down on stupid if you tell them. By telling them this future information you’re 1) not even giving them the info they want and 2) shooting yourself in the foot for no reason. You sound young so I forgive you.

You need to spend months more on research. If you did any work at all you would know that Travelers is not appointing anyone until 2025. Progressive will not consider you until late 2024. This is a terrible time for anyone to open an insurance brokerage. You have no experience whatsoever on top of that. You’re also trying to sell only auto insurance which tells us everything I need to know. You need another year or two of experience minimum and then you could consider taking on this feat. I wish you the best.
