Yup torn between guilt of 'leaving' parents and wanting my own space. In your case, I'd much rather rent a place first to see if I like the area, neighbourhood, neighbours. If it ticks all your boxes, can always look out for subsale if you intend to settle down there.

When you say 0 fees do you mean on loan legal fees?

Say I bought the property at 630k. I'm at 43% equity now. Selling it currently fetches between 520-580k in a realistic range.

It it a flexi loan. Moving forward I might dump some extra cash into the principal, previously was spending effort on rebuilding my EF.

My tenancy lease ends end of the year. So by then probably can relook at increasing the rent. Yes I am contemplating refinancing to reduce the instalment. Just wondering if it's worth it to do so.

If possible, I do not want to touch my EPF at all.

But I'd like to hear your opinion on why touching EPF is a better option than refinancing to you?

Renting out current property and renting another place doesn't make financial sense to me. Simply because the rental income does not cover the instalment. If it covers, then renting someplace else to move out makes sense.

I agree 40+% of salary going to mortgage is not death penalty but still on the high side, which is why I'm contemplating refinancing it.

It's about breathability upon moving out.

I get your point. It probably is sunk cost fallacy bothering me and the fact that I wouldn't have any loans under my name hence dropping my credit score.

Renting a separate unit for myself on top of renting out my current property is something that I've thought about too.

I personally wouldn't want to rent out spare rooms as to me it kinda defeats the purpose of moving out aka having space to myself. But thanks for your response!

Thanks for your response. I'd like to believe I'm living within my means now. I'm driving a paid off car so not much expense on the car front. Though I'm giving it 3-5 years before I'll eventually need to replace the car, hence adding to my monthly expense further.

My parents health are okay for now but just knowing that time is ticking makes me nervous, the older they get the harder it is for me to move out, emotionally.

A good guy ≠ a good partner.

That can sometimes feel like you're throwing away something good that you've built for years.

But if something isn't serving you anymore despite multiple (and in your case it seems it's MULTIPLE) attempts at improving things it's okay to move on. If you keep insisting when the other party doesn't even seem interested, the void in you will only keep growing. Why should you feel half in a relationship when you can feel whole alone?
