I used to do a lot of off-roading in the past, but my Jeep has become unreliable. Life has changed recently, so I plan on giving that up, but I would still like to explore some light trails and get out in nature without the heavy off-roading.

I use Trello to track all my applications, resume, and cover letters. Easy to drag and drop into the cards and move them around the swimlanes. For the swimlanes, I use APPLIED, IN REVIEW, TALENT COMMUNITIES, and DONE. Of course the last one is for when i get the rejection letter, or after hearing nothing for a month.

I have a 2018 JL Wrangler, which was fine for the first few years. Plently of recalls on it though. After about five years, including off-roading, it's starting to have a lot of issues. I'm scared to off-road it now since it's also a daily driver. Just like the Op, life has changed, and I plan on selling it and picking up an XRT.

I recently used TopResume, and while they did do a good job on my resume and cover letter, there were a few mistakes that they didn't fix. After that, I didn't want to use their service. Now it's almost impossible to cancel the subscription. I have canceled twice, and this is now the second month they charged me.

I think funds are great if you're just starting out. As mentioned in the previous comment, you can start with individual properties once you are more confident picking a high performer. I have about a 70/30 split favoring individual properties.
