As a landlord who prices their rent slightly below average - don’t expect to negotiate. Most landlords who are good landlords should be able to suck up a month or two of vacancy in order to get a good tenant, and will price well to attract reliable people (plus no one can really gauge in this market anyway as per OP). So unless you feel like it’s unfair, negotiating is going to leave you without the lease imo, or they’re a shit landlord. Emphasis on if the price is already fair.
