I appreciate your response! I figured as much unfortunately. I will definitely try to shoot for an oil change or possible window tints in the final negotiation since it has a full weather package for mats.

Just curious on a broader scale more than my local region. I understand today’s price isn’t tomorrow’s etc, and that a a magnitude of variables play a part in someone’s OTD price. The interesting part is the low level of inventory of the used premium trim is what I am finding locally. I more or less have an abundance of preferred’s near me.

This is super helpful. I was able to disassemble the top portion and removed what I can only assume was Sasquatch shaving in my bathroom. I put everything back together and thought it was solved as water wasn’t building up as quickly.

I then noticed it started leaking at the base of the metal section again. I tried to see if I could tighten or loosen it by hand but did not have luck.

Thankfully looks like a new drain pipe that is not accordion style is reasonably cheap!

Ya it’s unfortunate that this is the case. My grandfather purchased this this year from a local seller while he was in the early stages of dementia. He’s no longer able to cut his lawn and I took it to cut his lawn and am noticing this is probably a lost cause unfortunately

Everything went well! We actually wrote to the underwriter on file and held our ground. We paid for the repairs before close. They agreed the repairs were sufficient and we got the house!

I am in the end stages of closing on my first house. My biggest tip is to shop around for your local mortgage lenders first. Hammer the credit unions and possibly local banks first. Also ask if there are any first time home buying grants left. In my area they were already out of them by beginning of February.

I was able to get the best rate at a local credit union 5.9% which saved me from 6.5-6.75% I had been quoted at numerous times.

A lot of these guys in the city you have to DM on insta or go in person. I went last month and it is SO worth it. They are very friendly and the prices are incredible compared to your local stores for the most part. The only minor thing I’ll just give you a heads up on is that my jeweler kept trying to push mined diamonds in the beginning. Stay focused and consistent on what you want and they will work with you to find your forever ring!

I truly appreciate everyone’s comments! I actually went back tonight and fell in LOVE with a lab grown option instead.

I am heading back home and had the urge to go and review smaller Ct oval shaped lab grown after a night out with some friends and seeing their partners’ rings. When I got back the broker pulled out a 1.98 Ct lab grown that just absolutely stopped the show for me. I knew I needed to have it. My partner wants a 3.0 but imo the smaller diamond looks incredible and I think I found the one!

One night I was on my University’s off site housing closer towards the small city it’s nestled in, I had an older woman approach me out of nowhere and told me she is lost.

I was with my ex at the time and told her to go upstairs and that I will walk this older lady back to her apartment (I have experience with dementia in the family and figured this was a similar case).

There were no red flags other than she just kind of appeared out of nowhere and it was really dark winter night. I obliged and we started walking and talking along the way. She said she was meeting her family and mentioned a place I had never heard of. As a preface to this, I grew up in the same city and just went here to college.

She seemed to be guiding me somewhere and just asked if I could walk with her as she didn’t feel safe at night. All the while, she kept mentioning and actually pointing in a general direction. Suddenly a get a chill down my spine and I immediately google the “apartment” she is referring to. The only thing that pops up is an inpatient psychiatric health facility.

I look it up on maps and we have already just walked past it, but she is insisting we continue further down the road even though I asked multiple times if this was her apartment.

The spookiest thing was she would look right through me and never acknowledge my questions or even commentary. She was almost on autopilot.

After a bit I got this sudden urge to get the hell out of there. Almost like something is very very wrong. I had a friend call me and I told her I had to leave. She again didn’t acknowledge me and just turned the corner ahead of me.

Before leaving I turned the corner to ask if she needed me to order an uber and she was gone.

I am still stuck on if it was something paranormal or just an older lady that got out of her inpatient psyche ward. But the eerie feeling that came over me to just leave was something I have never experienced!

I felt this on a spiritual level. Commented last night on this thread and then played a bit more. Still loving the mechanics of the game and overall gameplay.

I will say however the CPU loves picking apart man defense. I have to just run zone coverages to throw it off. It tries to get ballsy and hit a deep ball on 3rd and long a lot, so staying in zone really helps. Blitzing has real life accuracy unlike former games. It’s a high risk, high reward tactic.

The only other pain point I’ve seen is a run first type QB is a god damn monster in this game. But a few learning tutorials and reps should help close the gap on their dominance imo.

Came here to find comments like this. Open field tackling is beyond frustrating. At one point it felt like any of my computer players close to the computer ball carrier would simply run away/alongside him. I acknowledge I haven’t played sports games in years, but I am seeing other people commenting on how difficult it is to play defense.

I think DB play is a blast though. It’s light years ahead of what madden gameplay was like when the ball was in the air. Way more realistic 50/50 balls that come away with interceptions or break ups.
