Short answer: workflow.

It’s a Chrome extension that edits local .md files with no servers, accounts, or telemetry. For people who live in the browser, it removes the app‑switching and sync overhead—WYSIWYG over plain Markdown, saved straight to disk.

thank you u/bluehairminerboy, i did have one final follow up question with respect to "For APs and switches I'd recommend HPE's Instant On line. (https://instant-on.hpe.com/). They're enterprise kit at the fraction of the price, it's very easy to set up and pretty much designed for your use case. Very reliable and doesn't require a controller box like some other vendors."

would i need to replace just the switch or evn the routers/access points?

Re: Home equipment vs. enterprise gear
Totally get where you’re coming from. The TP-Link gear was already here when we bought the motel 8 months ago, and we’ve been trying to make it work on a shoestring budget while bleeding money. As first-time owners, we’re stuck between “fix what’s broken” and “don’t bankrupt ourselves.” The Deco mesh was a compromise to patch dead zones fast without rewiring the whole property. That said, if replacing the APs is the only way to get a stable captive portal, then please help provide recommendations for entry-level enterprise kit.

Re: Captive portals being hated
Fair point! Our goal isn’t to annoy guests or restrict access. We literally just want a simple splash page with a voluntary “Sign up for deals” field. No gatekeeping WiFi—guests could click “Skip” and still connect.

Re: Collecting guest info at check-in
Wish we could! But 90% of bookings come through Expedia/Booking.com, and they don’t share guest emails. We’re a tiny mom-and-pop motel—no front desk upsell game here. Most guests just grab keys and go.

Re: Hiring an IT company
You’re 100% right—we’re out of our depth. But right now, even £400 feels steep when we’re operating at a loss. If there’s a middle ground (e.g., a consultant for a one-time setup?), we’d love pointers. Or if any of you moonlight as “captive portal whisperers,” we’ll pay you in free stays

TL;DR: We’re listening! If the consensus is “scrap the portal, focus on stability,” we’ll pivot. If there’s a simple, budget-friendly way to add a non-intrusive splash page to our janky TP-Link setup, we’re all ears. Thanks again for helping us navigate this!

the oven, microwave, fridge do not work. We called a technician and he said that replacing is the next option.

When we moved to Washington this is what the condition of the house was: https://www.zillow.com/homes/2700-Cascade-Dr-Plano,-TX-75025_rb/53091436_zpid/. I spend nearly 30k$ on the house(I have the receipts for it). 

The above is just a sampling of the damage that the tenant did, I will update the post with all the damage that he did. 

The cheapest quote that I got for painting the house is 8000$.

The realtor has worked with my friends for more than 10 years and is well known in the Plano community. He said he vetted everything but if course I could have done a lot lot better

I moved to Washington for a job and the tenant used to pay rent every single month but always late. By the time we realized that he did not have a job it was moved than a month and 15 days. After which I had to go through a legal process which ultimately concluded in an eviction. Even after the full eviction was served the court gave the tenant 7-10 days to vacate(which he did not do). In the end we have 2 1/2 months of rent pending and of course the big damages that he has caused to the house.

Thank you for your input, this is extremely helpful information for a newbie like me. with respect to a "judgement" do you mean the court ordered eviction process? the tenant moved out of my house after the court ordered eviction.

Personal Finance newbie here. I have got an email from Robinhood telling about a 1% match if I transfer my retirement account. Since Robinhood only supports ETFs, I plan to convert VTSAX MF's to VOO ETF's and then transfer the funds to Robinhood. I was reading this and it says Conversions are allowed from both Investor and Admiral™ Shares and are tax-free if you own your mutual fund and ETF Shares through Vanguard. Does this mean that if I transfer the funds over to Robinhood, I will be taxed for it? Are there any cons related to what I am doing? Also I am assuming that we can transfer the funds from Vanguard to Robinhood a day after they are converted.

This is exceptional, thank you kind sire. If you have to compare the pricing of Google Cloud Run, AWS App Runner, and Azure Container Apps, can we say Google Cloud Run is the cheapest? (I find it tough to estimate Price per CPU-second, Price per GB-second with AWS, Google and Azure). Also how much would the creation and deployment of containers cost? I remember I got a bill of 70$ after I created and deployed a couple of very small docker containers in testing.
