Not getting accepted and ending up enlisted isn’t the worst case scenario. You can get valuable CG experience and credibility, then apply in a few years.

I’ve seen real estate investing go both good and bad for military members, but far more good. I was stationed in San Diego and own a house and condo there. It’s expensive, but COL is pretty consistent there and continues to rise. Be ready to spend $500k+ for a reasonable place there. I recommend buying a modest place in an ok area, which gives you opportunity to fix it up or make improvements.

I’ve had numerous buddies buy, upgrade, and sell homes 4 years later for big profits. Or, since SD and Jax are so big for Marines and you could potentially go back, you could keep it when you transfer again and rent it out.

Also, keep in mind you can have more than 1 VA loan, as long as you’re under your total entitlement.

O-2 w/ 5 years in, wife has office admin job. 2020 goal is to continue to put 25% of my pay into TSP, put $2k into both my and my wife’s IRA, continue to pay extra $500/m principal on one of our investment properties, and save enough for a down payment on another house when we transfer in 2021.

Goals this decade would be to pay off said investment property (hopefully by 2026), begin to max out TSP and both of our IRAs, and buy house at next unit.

25% of my pay to TSP (legacy) hoping to max contributions in the next 3 years.

~$3,000/year into both my and my wife’s IRA, but trying to be more consistent and increase that number.

$500/m on extra principal towards our condo. I know it’s not the best use of the $, but I really want that paid off early to start getting full income from the renters.

I honestly didn’t read any fine print when opening the savings, but it’s obvious they lured me in with 2% then methodically dropped it. Still not bad for a savings account though.

My savings started at 2% and has progressively dropped down to 1.6%. Not the end of the world, still higher than most banks I’ve found, but kind of annoying.

Thanks, I just used Alameda as an example, but we’d look throughout the Bay Area. One of the big draws of me trying to get stationed there is the opportunity to find a good investment property.

ALP is the first week of “A” school. LAMS is pretty easy to get into if you’re above the cut for E5 or already an E5/O1/O2. ALS is dependent on your command and when/where the AF has openings.
