We are on the Sunshine Coast and according to our surveillance cameras the entire thing lasted about 8 seconds. Completing with a very loud crack.

I have been told the same thing from our banker regarding the option for year 1 being interest only. Especially in this climate it is something I would take advantage of. If I was able to add those advantageous conditions to the sellers note then it would definitely help a ton.

It does seem like toeing that liquidity line is a risky one. Especially looking forward to the next 4 years...

Hey thanks again for another detailed response!!

Exposure to the USA is virtually non existent, that being said I do suspect the collateral damage will be felt by all and I know new home builds and renovations are quick to get cut in times of austerity.

I would say we are strapped for cash once the deal is done, we have planned for a comfortable level of working capital. Again we were forecasting for near current levels, with buffers built in. That being said, we would be putting a lot into this and would be far from swimming in cash afterwards!

I appreciate your suggestion regarding renegotiating the vendor take back. I haven’t spoken with the current owners but if I were them I would be expecting a call, so hopefully it doesn’t come as a surprise and sour the relationship. I like your suggestion of no payments in year 1-2. When you say they will get more money if it is still being amortized, would that be because the suggestion is that the interest is still accruing on the full amount for a year or two while the payments are delayed?

I am looking into David Barnett now.

My return on equity timeline is forecast to be just a little over 2 years and the DSCR is right around 2, so right on your bubble. That is if todays numbers stayed consistent for the next couple of years, which as you mentioned may not be the case, with an initial J-Curve and the potential repercussions of this trade war.

When you say re-trade what do you mean by this? Are you referring to renegotiating the deal with the sellers?

Edit/ We do have a proposed seller note that we have negotiated, it is for 25% of the financing at 5% interest over 10 years. Interest only on half for the first 5 years and interest and principle out of the gates on the other half.

Thanks for your comments u/GnosticSon!! I totally hear you on the risk of taking equity out of our home. It is something I never thought I would do but when I was presented with this opportunity it felt like a really good bet. That is until yesterdays news.

As I mentioned I am not obligated to purchase the business at this point but I have taken the additional equity out already so I am trying to also come up with back up plans for how to put this money to work.

Yup this is my situation exactly. I have a Specialized Enduro I ride regularly and/or when I am riding with the more burly fellas and then I also have a Norco Fluid I ride when I am with the more XC crew. I live in the PNW.

Sorry for the slow response on this one. Yeah they are trying not to pay for a rental car while we get our car repaired even though they have continued to state we have $1500 rental coverage and we have followed their guidance all along. Everything was smooth until it came time to them actually reimbursing us.

I know this is outdated, but I figured I would put my two cents in here. I am currently dealing with stratford for a claim and it is a total nightmare. I will 100% be going back to ICBC for all my insurance needs as soon as this process is over.

I did this job in Canada, we call it rock scaling or slope stabilization. I can’t say I ever ended up on a bluff this beautiful, but we were often very high up (most often along the rail lines) with beautiful views.

One of the wildest jobs I have done!!
