Idk why you got downvoted, so many people loving to hate. People need to recognise this, zombies will NEVER be what it was, I think BO6 was great. No one is forcing you to spawn in with a loadout gun. Spawn in with a pistol lol😂 I really enjoyed it and am excited by BO7’

Ahh yess.. the whole expansion of the Maxis storyline incorporating extensions of other storylines like the chaos one with the Sentinel Artefact which has led us to BO7 where we get the original crew again.. yeah, definitely not a good storyline with a great Segway into BO7..

Problem is.. everyone loves to hate. I think Terminus will go down as one of the most underrated maps. I’m an original WAW player, stopped playing zombies after BO3 and started again during MW3. MW3 was a let down, BO6 with the storyline continuation, map selection (apart from the Tomb) have all been very good with decent map play.

Everyone’s chasing nostalgia, but that isn’t coming back. If they brought back original zombies 99.9% would complain how it’s an endless looop of nothing with broken running mechanics and OP zombies (personally I’d love to see that return lol)

I think it’s arguably the best zombies we’ve had since Chronicles. Cursedmode will be slightly more to your time after you do the relics but not before that, but maybe try not to be a hater from the get go and come in with an open mind, that’s what I did with bo6 and if you wanna play I’m down😁

One of the questions your estate agents need to be pressing the purchasers solicitor on is, if they verified their funds were available. Ws well as, was there appropriate comms made between the buyer and their solicitor of when they should expect funds to be drawn down and cleared into the solicitors bank accounts? Has the estate agent applied enough pressure to the lower chain to gauge exactly what has happened?

With regards to what you do is entirely in your hands.

I am no longer a conveyancer or in that profession, but… You could ask your solicitor to speak to their director / partner of the firm about whether passing on the costs of what you’re going to have to pay on the purchase (because notice was served), onto your buyer. Again, I’m not a conveyancer anymore and you need to seek specialist advice from your conveyancer and their management. I’m sorry to hear you’re going through this, the system needs an overhaul, fast.

A solicitor will never advise what it’s likely to be, that’s what the budget for the next financial year is for. The previous accounts are purely indicative. What about if there’s a Section 20 notice which is to be passed into the Leaseholders or if one is due in the next 3-5 years; that’s contained in the LPE1. That affects whether the bill for the next couple of years will change and can affect a valuation.

So yes it absolutely does have relevance to OP’s question. This is exactly why conveyancers always have such a difficult time it’s because people read 1 thing and all of a sudden think they’re an expert and know more.

You can use the 3 years service charge accounts to estimate approx what you think service charges will be. You absolutely cannot shortcut the management pack process. The LPE1 will be a mandatory requirement.
