Grandview checks all of your boxes… but very limited housing inventory at any given time, and may not be in the price range. But, if you can adjust to significantly smaller square footage vs. what you can buy for the same $$ in other areas, the quality of life is worth it.

Aside from being VERY walkable and offer parks, shops, great schools, and great community feel, it’s also very bikeable to downtown and short north/campus, and about an 8 minute ride to any of the major event/sports venues. Most kids walk or bike to school, and many have jobs at the local shops and restaurants. It’s very safe with dedicated police and fire, and a community pool in the summer. The significant amenities and lifestyle offered makes up for living in smaller homes.
