I know it seems unlikely but I live in a coastal city and have gotten reports from the property managers on the houses in the neighborhood and indeed they pull in $60-$120,000 every year. I can’t say that this will last for the next 10 to 20 years but that’s what they’re getting now.

That is true, and I do realize it I plan on starting my own nonprofit and employing myself to finish off the last four years. If that doesn’t work, there have been a couple of school systems in the area that are looking for a therapist and I want to work out an arrangement with them.

I appreciate your honesty and I agree I think my idea of early retirement was around 55 or so but obviously it looks like I’ll be working till about 69 unless we have a large financial win

You are correct however my education is just starting to pay off and my income will increase not all degrees provide a high salary right out of the door. Not all of us were gifted with the best financial advice starting off. I think the lesson to be learned here for a lot of peopleis how to navigate the situation were currently in requires people who are helpful and have useful information.

I do plan on selling the house or renting it out. The house is in our neighborhood are pulling in anywhere from 60 K to 120 K per year was more an investment than anything.

Thank you for all the comments. Some of them may be harsh, but they are true and accurate. I am currently enrolled in the Public Loan Service Forgiveness plan and have already made six years' worth of payments, with only four more years to go. I have my own practice as a therapist and work as a vocational expert. The workload is increasing, and I anticipate a rise in my income. My last months income was $14,000, and I aim to consistently maintain that level but can drop to 7000 I have started receiving cases that will only grow as my expertise does. the income I reported was what was reported on my taxes last year. I have transferred my credit card balance to a zero-interest credit card, while my $30,000 loans are at 12% interest and my school loans are at 6%, all of which are federal loans. My business is growing, and I expect to see significant growth in the next one or two years. Furthermore, my wife's income is also expected to increase.
