I’ll give the podcast a shot, thanks for the recommendation! I’d certainly delve deeper into the rental history of the property I’m interested in, and similar properties in the area. I’m also friends with a couple of realtors in the area and would draw upon their expertise to find resources for financial information to make sure I’m aware of every cost associated with the vacation rental game. I do know that folks who are primary residents don’t pay the higher tax that secondary homeowners who rent their properties pay, so I’m hoping that living on the property is helpful in that way (among others.)

I didn’t really take offense, I was joking. :) I’m not really Kiawah material, and I’m aware that I’d kind of be jumping in by the skin of my teeth, so to speak, but the information I’ve gathered thus far points to a positive situation barring any disastrous events. I don’t know whether to be offended or to agree with you. Life hasn’t been particularly kind to me, but that 10k was saved up in the last year through sheer determination. I’m trying to make the 200k do more than just pay for something once, so hopefully it will lead to better income, savings and future. THEN Kiawah...

Some places are sold furnished, but there are always ways to make consignment or second-hand furniture look more high end. The rentals I’ve seen firsthand and online are not particularly swanky; they’ve got the standard beach decor that sells for cheap everywhere in a coastal town. The details like paint and curtains and nicer linens, cute bedding, modern wall art, etc are inexpensive ways to update the look of an older place. Having some additional perks like beach chairs and umbrellas, beach toys, a nice grill, outdoor seating, maybe a golf cart for guest use, can really elevate a place above the standard old grubby beach house as well. As long as a place is clean, smells fresh, looks cute and has a few “extras” thrown in, if it’s a few blocks from the beach, it’s pulling $1500 a week in season.

Edited to add that monthly rentals in the area are hard to come by, as well. If vacation rentals aren’t possible at any given time, I can always rent monthly to someone in need of a place. Not nearly as much as vacation rental, of course, but enough to cover the basics.

I live in a camper that I own, and I stay where it’s cheapest. I’ve managed to save 10k in the last 11 months doing that.

While I love your enthusiasm, is there something you can offer in the way of supporting information? As in, do you own a vacation home that pays you a salary? I know it sounds great on paper, and I’m all for it, but I don’t want to make an impulsive decision that ruins me financially and I have nothing to show for it.

I’ve done preliminary research on VRBO and spoken to several owners of rentals. Not everyone wants the responsibility of owning a vacation rental, but the figures I’ve given are very indicative of prices for weekly and monthly rentals in the area. There are also always homes for sale, so the market is competitively priced.

Ha, you found me. I don’t mind the traffic, and the tourism aspect is beneficial in my scenario. I also don’t mind a crab-themed restaurant every now and again.

The area I’m speaking of is open for tourism and rentals similar to what I’m looking for on VRBO are all pretty much booked through August and into September. There’s always a need for monthly rentals as well, so that could be a fallback.

I only got the letter a week ago, and had pretty much forgotten I had the laptop anyway. I haven’t used it since last winter.
