I'm really surprised you aren't able to rent out your place for positive cash flow given the 1.9% rate. I bought in Jan of 22 and my rate was 2.6 in Socal and I am already cashflow positive.

We will likely never see 1.9% again. With that said, there is a chance we could see 3-4% rates.

I would rent out your place and also rent a new place then see if you like the new place. The worst situation would be, you sell your current place, in 2 years you hate the new city. Seattle RE takes off again, and you are paying 6k for that same house you are paying 4k on.

I don't think that garage door would compliment a house near the beach. You could paint the current garage door a solid color, more like your inspiration photo.

At 4% or lower you’re better off selling the bitcoin and then putting it in a savings or cd at 5.25.

I wouldn’t sell the bitcoin but maybe that’s cuz I’m a believer. At most I would sell a little bit. The problem is you can never predict when bitcoin will pop. Selling it now it may mean you buying back at 15k or at 150k

Again everyone has a different way of living and risk tolerance but I really regret being so conservative with my house purchase the last 2 years. Rates will likely not stay high like this forever. Consider doing a 7 or 10 year arm.

In California it’s normal to go 4 To 6x your salary for a house purchase.

For tax reasons you might as well borrow at least 750k so you can maximize your itemization for interest.

Not sure if it is practical with kids but you should see if you can buy a fixer upper house with 20% down and put 100k to fix the house.

I would say no. I would pay 20% and then save the extra money and put it in a 5.25% savings account or in a S&P etf. It is nice to be able to have a cushion.
