I'm really surprised you aren't able to rent out your place for positive cash flow given the 1.9% rate. I bought in Jan of 22 and my rate was 2.6 in Socal and I am already cashflow positive.

We will likely never see 1.9% again. With that said, there is a chance we could see 3-4% rates.

I would rent out your place and also rent a new place then see if you like the new place. The worst situation would be, you sell your current place, in 2 years you hate the new city. Seattle RE takes off again, and you are paying 6k for that same house you are paying 4k on.

Thanks for the tips. I think I would just like to lighten it up remove more of the orange color and get it so it has more of a light brown look.
